4 THIS INDENTURE made the p day of August, 1964,
between EDWIN G. TORRANCE of 12 Melrose Avenue, Barrington, Rhode
Island, and WALTER F. TORRANCE, JR. of Tuttle Road, Woodbury,
Connecticut (Parties of the First Part) and JOHN C.. SCHRAMM of

2969 Schley Avenue, Bronx, New York (Party of the Second Part),
W I T N E S S E T H :
That the Parties of the First Part, in consideration of
a valuable sum in dollars, lawful money of the United States, paid
by the Party of the Second Part, do hereby grant and release unto
the Party of the Second Part, his heirs and assigns forever, that
certain piece or parcel of land, with improvements thereon,
situated at Fishers Island, Southold Township, County of Suffolk,
State of New York, bounded and described as follows, to wit:
BEGINNING at the southwesterly corner of property
now or formerly of Mary W. Torrance at a mere stone
which is on the northwesterly corner of the property
of Eugene L. Edwards and is on the southeasterly side
of the property of George R. Maynard, two thousand one
hundred thirty-four and forty-five hundredths (2134.45)
feet north and six hundred ninety-three and thirty-five
hundredths (693.35) feet west of the United States
Coast and Geodetic Station "PROS"; thence (1) north
thirty-eight degrees, thirty-four minutes and ten
seconds eask three hundred and thirty-four hundredths
feet (N. 38' 34' 10" E. 300.341) along the southeasterly
line of said George R. Maynard property and the south-
easterly line of the Henry L. Maxwell property to a
mere stone on the southwesterly side of Hedge Street
at the northwesterly end of said Hedge Street; thence
(2) south thirty degrees, fifty-eight minutes and
twenty seconds east, one hundred eighteen and ninety
hundredths feet (S. 30' 58' 20" E. 118.900) to a mere
stone on the southwesterly side of said Hedge Street;
thence (3) south no degrees, fifty-five minutes and

feet (S. 00" 55' 20" E. 66.080) along the southwesterly
side of said Hedge Street to a mere stone; thence (4)
south forty degrees, two minutes and twenty seconds
west, one hundred eighty-five and seventy-one hundredths
feet (S. 40' 02' 20" W. 185.71') along the northwesterly
line of the Virginia B. France property to a three-
quarter (3/4) inch galvanized iron pipe, said pipe is
also the northeasterly corner of the Edyth K. Hanmer
property; thence (5) north fifty-nine degrees fifty-
three minutes and fifty seconds west, one hundred fifty
and thirtylundredths feet (N. 590 53' 50" W. 150.30')
along the northeasterly line of the said Edyth K. Hanmer
property and the northeasterly line of Eugene L. Edwards
to the point of beginning. The last above mentioned
line (5) is the southwesterly side of a ten (10) foot
right of way.
Being the same premises conveyed to the Parties of the
First Part by Daniel C. Ryan by deed dated December 18, 1953,
recorded in Suffolk County Clerk's Office in Liber 4346, Page 36,
on August 16, 1957.
