85.77 feet abutting easterly on said Mansion Mouse Drive;
THENCE North 80 degrees 32 minutes 10 seconds West, 88.0
feet on a line parallel to and 16 feet northeasterly from
the northeasterly line of land of R. Lee Ferguson Jr.;

Subject also to another existing rightof way 10 feet in
width for telephone and electric cervica, the center ;ine
of said right of way being described as follows:
BEGINNING at a point on the westerly line of Mansion House
Drive, said point being South 7 degrees 15 minutes 30 seconds
West, 31.77 feet from the above mentioned stone monument;
THENCE North 86 degrees 20 minutes West, 76.87 feat;
THENCE North 47 degrees 46 minutes 30 seconds West, 20 feet
more or less to the westerly line of the above described tract;
Subject further to any and all easements or rights of way of
record granted to Hay Harbor Realty Co., Inc. or retained by
Fishers Island Farms Inc., for eleotris light llue, water
mains, telephone lines or sewage disposal mains, and for the
m aintenance of the same whereby they shall track across the
above described promisee.
Subject further to a right of wav or easement to be retained
by Fishers Island Farms Inc., its eaccessors or assigns to
continue the use and maintenance of anv Bawer line, waste
water line, telephone or electric light line, which may
track upon or across above described premises. Above premises
are conveyed subject to the following covenants and restrictions
which shall run with the land:
(1) Said premises shall not '-e used for other than residential
purposes;
(2) No building shall be erected on the above described premises
other than a one-family dwelling, house and accompanying garage.
(3) Helen K. Stueber her heirs, distributees and assigns shall
have the right to use the present sewage disposal system
serving the above described prem ises so long as said sewage
disposal system exists on the condition that she shares
equally with others using said sewage disposal system, all
�'• - coats and expense of maintenance and repair and cleaning of
said sewage disposal system.
BEING AND INTENDED TO BE a correction deed correcting the description
in the deed from Fishers Island Farms Inc, to Helen K. Stueber dated
August 23, 1949 and recorded in Suffolk County Clerk's Office in
Liber 2986 of deeds at page 591 on the 30th day of August, 1949.
The course of the westerly line was erroneouslv set forth North 1
degree 7 minutes East rather than the correct course of North 2 degrees
27 minutes 45 seconds East.
