been damaged or destroyed by the elements.

said premises.
To Have and in Hold the promises unto the party of the second part, the heirs, or successors and
assigns of the party of the second part.
Subject however to the following:
a. Building and zoning ordinances and regulations of the municipality in which the premises are
situate.
Is. Covenants, restrictions and constraints. if any.of record which are now in force.
c. All taxes and assessments, if any,becoming a Gen after the date hereof.
d. If situated in an incorporated village, such village taxes or assessment,if any.as the village may
be able to establish thereon.

The party of the second part covenants and agrees that Me party of the second part has made an im
dependent investigation of the premises hereby conveyed and of the title and interest of the party of the
first part therein.and agrees that no representations have been made by the part,of the first part to in,
duce this sale,and that the.party of the second pad miles solely upon the said independent investigation so
made,and that all agraimai.are merged in this deed.
The party of the first ped,in compliance with Section 13 of the Lien Law,covenants thef it will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of any improvements to the premises and that it-11
apply the same first to the payment of the cost of the improvement before using any ped of the fetal of fire
