ALL that certain plat,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, being
a part of that portion of Fishers Island (hereinafter called the Park), lying
Easterly of the following line, viz.:
BEGINNING at the Southeasterly corner of land owned by tke United States, known
as the Fort H. 0. Wright Military Reser tlon, Mount Prospect Treat, as the
shore of Block Island Bound or the Atlantic Ocean(as said Tract was constituted
prior to the extension thereof by the acquisition of additional lands in condemnation
proceedings instituted in 1942)and running thence Northerly following the East
boundary of the mid tract of land of the United State&(as same was constituted
prior to such extension thereof)to the Southerly line of East End Road(sometimes
called Oriental Avenue) and which point is the Northeasterly corner of said tract
of land of the United States (as same wan constituted prior to such extension
thereof), thence crossing the East End Road and following the same course as the
\ last to the shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:
BBGINNING�at a stone monument on the Northwesterly aide of a-road 40 feet wide,
said mouument being 4709.02 feet North of a point which is 2436.91 feet East of
another monument marking the United States Coast and Geodetic survey
Triangulation Station "NIN" (which said "NIN"monument is located near the
Western end of a ridge overlooking the South shore of Fishers Island and on the
highest point between Chocomount and Mount Prospect and lies South 45 degrees
17 minutes 26 seconds East of North Dumpling Light in Fishers Island Sound),
said point of beginning being at a point of curve to the left whom radio is 843.0&
feet and the direction of whose radius at that point Is North 68 degrees 38 minutea
12 seconds East; and
THENCE RUNNING Southesetwardly following the arc of said curse 56.03 feet to
a stake;
THENCE South 37 degrees 03 minutes 10 seconds East 151.52 feet to a stake
marking a point of curve to the left whose radius is 73.35 feet and the direction
of whose radius at that point is North 52 degrees 56 minates 50 seconds$sF
feet to a at F 6e;
THENCE Eaetwardly following the are of said curve 88.23 feet to a ake; -
THENCE North 73 degrees 15 minutes 00 seconds East 151.06 feet to a stake
marking a point of curve to the left whose radius is 783.95 feet and the direction
of whose radius at that point is North 16 degrees 45 minutes 00 seconds West;
THENCE Northeastwardly following the arc of said curve 33.01 feet to an iron
pipe;
THENCE North 30 degrees 29 minutes 00 seconds West 145.05 feet to an iron
pipe;

of Fishers Island Sound;
THENCE with the meanders of said Shore line North 55 degrees 20 minutes 00 second.

THENCE South 37 degrees 38 minutes 40 seconds Went 416.63 feet to the point of
BEGINNING.
SUBJECT, HOWEVER, to the reservations, covenants and metrictions contained
in a certain Deed from Fishers Island Estates, Inc., to David R. Wilmerding,
dated the 29th day of December, 1953, and recorded in the Suffolk County Clerk's
Office in Liber 3639 of Deeds at Page 402 on the 15th day of January, 1954, the
grantor herein being the same person named as grantee in a certain deed from
Fishers Island Estates, Inc., dated the 29th day of December, 1953, and recorded
is Suffolk County Clerk's Office in Liber 3639 of Deeds at Page 402 on the 15th
day of January, 1854.
