of Block Island Sound or the Atlantic Ocean and running thence Northerly along the

All of the land of the United States, thence crossing the East End Road and following the
same course as the last to the shore of West Harbor or Fishers Island Sound; said

BEGINNING at a atone monument set on the Northeasterly side of a road 40 feet
i. wide, said monument being 3,315.19 feet East of a point which is 345.68 feet North
of another monument marking the United States Coast and Geodetic Survey
Triangulation Station "Chocomoutd 2" (which said "Chocomount 2'I monument is
lo ad on the summit of the highest hill on Fishers Island, New York, about 2 114
miles West of the Eastern end of Fishers Island and lies South 79 degrees 29 minutes
46 seconds East of North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE North 55 degrees 49 minutes 10 seconds East 247.98 feet to a
stake marking a point of curve to the left whose radius is 41.30 feet and the direction
of whose radius at that point is North 34 degrees 10 minutes 50 seconds West;
THENCE Northwardly (following the arc of said curve) 109.28 feet to a stake;
THENCE North 83 degrees 28 minutes 10 seconds East 69 feet to a stake marking a
point of curve to the right whose radius is 106.22 feet and the direction of whose
radius at that point is South 60 degrees 09 minutes 40 seconds West;
THENCE Southwardly (following the are of said curve) 129.83 feet to a stake;

THENCE crossing the East End Road and following the same course as the last to the
shore of West Harbor or Fishers Island Sound; said lot or parcel of land being
bounded and described as follows:
BEGINNING at a stone monument set on the Easterly side of a road 40 feet wide,
said monument being 3,315. 19 feet East of a point which is 345.68 feet North of

10 seconds West 168.34 feet to a stake marking a point of curve to the right whose
radius is 22.67 feet and the direction of whose radius at that point is North 57 de-
grees 47 minutes 50 seconds East;
THEITMITorthwardly still along the Easterly side of said road (and following the arc
_ of said curve) 39.72 feet to a stake set at its intersection with the Southerly side of
another road 40 feet wide;
THENCE Eastwardly along the Southerly aide of said road(and following the arc of a
curve to the right whose radius is 259.38 feet and the direction of whose radius at
that point is South 21 degrees 49 minutes 04 seconds East) 69.21 feet to a stake;
THENCE Still along the Southerly aide of said road North 83 degrees 28 minutes 10
seconds East 190.66 feet to a stake marking a point of curve to the right whose radiur
is 41.10 feet and the direction of whose radius at that point is South 06 degrees 31

FURTHER SUBJECT to telephone agreement contained in document recorded in
Suffolk County Clerk's Office in Liber 2135 of Deeds at Page 433, and electric
agreement contained in Liber 2135 of Deeds at Page 449.
TOGETHER with all rights or easements of the grantee appurtenant to above des-
cribed premises to use the private roads extending from the above described
premises to the nearest public highway.
Grantor hereinabove tamed being the same person named as grantee in certain deed
from Lawranson Riega9and the Equitahle Trust Co., Trustees under deed of Trust
dated 13/10/35 from Jesse B. Riggs, deceased and Emily R. Hindley at al., dated
2/16/49 recorded 6/30/49 in Liber 2965 cp 376.
