having a place of business at Fisher's Island, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of

of a point which is 882 feet west of another monument marking the
United States Coast and Geodetic Survey Triangulation Station "PROS"
and thence running along said Avenue line south 81°17120" west,

north 83042130" east, 161 feet; thence north 4012150" west, 70.90
feet; thence south 81°56150" east, 192.14 feet; thence south 127.95
feet; thence south 37042100" west, 177.15 feet to said Avenue line;
thence along said Avenue line, north 67°18100" west, 86.20 feet to
the point of beginning. Containing 1.5 acres, more or lees.
SUBJECT to an easement 10 feet in width reserved in favor of
Fishers Island Telephone Company, Inc., and Fishers Island Electric
Company, Inc., for a pole line, the center line being described as
follows: beginning at a point on the southeasterly line of the
above described tract, said point being 3659.15 feet north of a
point which is 782.71 feet west of said "PROS" monument and thence
running north 2°04'00" west, about 103 feet; thence north 46010'00''
east, about 143 feet.
SUBJECT also to another easement 10 feet in width reserved in favor
of Fishers Island Telephone Company, Inc., and Fishers Island
Electric Company, Inc., for a pole line, the center line being
described as follows: beginning at a point which is south 4012'
50" east, 5.12 feet from the most northerly corner of the atove
described tract and thence running south 81056'50" east, about
192 feet. -
SUBJECT to the following covenants and restrictions which shall
run with the land and be binding upon the grantee, its successors
and assigns:
1. The above described premises shall not be used for com-
mercial, business or industrial uses or purposes.
2. The buildings on the above described premises shall be
limited to three 1 family dwellings and accompanying garages.

described easement, said point being 3893.63 feet north of 6 point
which is 678.89 feet west of said "PROS" monument and thence running
south 46°10100" west, about 21 feet.
SUBJECT, HOWEVER, to the restrictions that said premises shall not
be used for the purposes of a gasoline service station, fuel oil
station, or automobile repair shop or garage.
