angulation Station "PROS" and from said point running South 47 degrees
43 minutes 30 seconds East 20,0,7 feet to a second bound; thence, running
South 27 degrees 30 minutes 30 seconds Seat 71.04 feet to a third stone
bound; thence, continuing South 27 degrees 30 minutes 30 seconds 40 feet
to a stake; thence, South 28 degrees 07 minutes 30 seconds last 62.88
feet to a point marked by a drill hole in a sidewalk; the last four line
abutting Northeasterly and Easterly on Montauk Avenue; thence, running
South 80 degrees 54 minutes 20 seconds Nest 230.46 feet to another stone
bound; thence. North 63 degrees 58 minutes 00 seconds west 20.42 feet to
another stone bound; thence, North 37 degrees 36 minutes 20 seconds East
246,03 feet to the point of beginning, abutting Northerly on land former

of Fishers Island Farms, Inc.; thence running mouth 80 degrees 54 minute
20 seconds West 181 feet to the northeasterly line of Montauk Avenue abut-
ting northwesterly on land of Fishers Island Farms, Inc.; thence running
South 28 degrees 07 minutes 30 seconds Bast 50 feet to the point of be-
ginning abutting southwesterly on Montauk Avenue.
Said. tract contains one-quarter acre, more or less.
BEING the same premises conveyed to the party of the first part by
Elizabeth McCloskey and John P. Pickett by deed dated April 30, 1958,
and recorded in the Suffolk County Clerk's Office on May B, 1958, in
Liber 4456 of Deeds, page 324.
SUBJECT to a certain mortgage now a valid first lien of record against
said premises made by Frank R. Morell me Mortgagor and given to John P.
Pickett and Elizabeth McCloskey, dated April 30, 1958, securing the sum
of $27,500.00 and interest, and recorded in the Suffolk County Clerk's
Office on May 6, 1958 in volume 3007 of Mortgages at page 381, said
John P. Pickett having "signed his half interest in said mortgage to
Huth J. Pickett, his wife, by assignment of mortgage dated July, 1958,
and recorded in the Suffolk County Clerk's Office on July 29, 1958 in
i volume 3050 of Mortgages at page 239, and upon which mortgage there is
presently due and payable the principal balance of $24,592.32 , and in-
terest thereon at the rate of 4% per annum from the let day of November,
lose.
