(p 10.00 ) lawful money of the United States, and other good and valuable considerations paid by the party of the second part; do es hereby grant and release unto the party of the second part, his heirs and assigns foreaer, all that certain piece or parcel of land, with the buildings and Improvements thereon erected, situate, lying and being upon Fishers Island, in the Town of Southold, County of Suffolk and State of New York, known and designated as Lot No. Twenty-two (22) on a certain map entitled "Map of Highland Park, Fishers Island, Suffolk County, New York, 1885"and filed in the Office of the Clerk of the County of Suffolk on October 19, 1887, said lot being particularly bounded and described as follows:- BEGINNING at a point in the southerly side of Equestrian Avenue as shown on said map distant westerly 110 feet as measured along the southerly side of said Equestrian Avenue from the corner formed by the intersection of the southerly side of said Equestrian Avenue with the westerly side of Hillside Avenue as shown on said map; running thence in a southerly direction 105 feet, more or less, to the southerly boundary of said Iot No. 22 at a point 115 feet, more or less, westerly from the westerly side of Hillside Avenue; running thence westerly parallel to or nearly so to Equestrian Avenue 122 feet; running thence northerly along the westerly boundary of said Lot No. 22 as shown on said map 105 feet, more or less, to the southerly side of Equestrian Avenue; running thence easterly along the southerly side of Equestrian Avenue 137 feet to the point or place of beginning. Together with all the right, title and interest of the party of the first part of in and to Equestrian Avenue lying in front of and adjoining the above described premises on the north, and also all the right, title and interest of the party of the first part in and to any land lying between the premises above described and said Equestrian Avenue as now laid out. L e4048 PAu 02 Also together with an easement for ingress and egress over and upon and all the right, title and A1sF/-an-u*di+riheeFeae-11ag interest in and to a certain right-of-way, 30. feet wide, leading northerly from the north aide of Equestrian Avenue opposite the abpve described premises to Little Hay Harbor, being bounded and described as follows:- Commencing at a mere stone in the northerly side of Equestrian Avenue in the boundary line separating the land now or formerly of Walter B. Allen on the west side thereof from the land of Herbert I. Lord, formerly of William O. Mor gan Jr, on the east side thereof; running thence northerly along said boundary line about 117 feet 7 inches to the highwater mark of Little Hay Harbor, running thence easterly along said highwater mark of Little Hay Harbor 10 feet; running thence southerly along a line drawn parallel to and distant 10 feet easterly from the, westerly boundary to the northerly side of Equestrian Avenue; running thence westi rly along the northerly side of Equestrian Avenue 10,07 feet to the mere stone a� the point or place of beginning. Subject, however, to the provision that all rights of the said parties of the second part in said right-of-way shall cease and terminate in the event of the laying out and opening of a highway or street between Equestrian Avenue and Little Hay Harbor within 300 feet of said right-of-way above described.
