LORD and RUTH duPONT LARD, his wife, both resld- `c u V F m Ing at 190 St. Ronan Street, New Haven, Connecticut, hereinafter called therantees, _ g parties of the second part; WITNESSETH: That the party of the first part, in consideration of One Hundred Dollars ($100.00), lawful money of the United States, and other good and valuable considera- tion paid by the parties of the second part, does hereby gran and release^ unto the parties of the second part, as tenants by the entirety and to the survivor of them and to the heirs and assigns of said survivor forever, ALL that lot or parcel of land in the Town of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island belonging to the grantor (which portion Is hereinafter called the "Park") lying easterly of the following line, viz: BEGINNING at the southeasterly corner of land now or formerly owned by the United States, known as the Fort H. G. Wright Military Reservation, Mount Pros- pect Tract, on the shore of Block Island Sound or the Atlantic Ocean (as said Tract was constituted prior to the extension thereof by the acquisition of additional lands in condemnation proceedings instituted in 1942) and running thence northerly following the East bound- ary of said tract of land now or formerly of the United States (as same was constituted prior to such extension thereof) to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of said tract of land now or formerly of the United States (as same was constitu- ted prior to such extension thereof), thence crossing the East End Road and following the same course as the last to the shore of West Harbor or Fishers Island Sound; Said lot or parcel of land being bounded and described as follows: BEGINNING at a monument set on the Southeasterly side of a road 50 feet wide, said monument being five !, hundred ninety-eight and fifty-seven hundredths feet North of a point which is ten hundred thirty-nine and twenty-five hundredths feet West of another monument mark- ing the U. S. Coast and Geodetic Survey Triangulation Station "NIN" (which said "NIN" monument is located near the Western end of a ridge overlooking the South shore of Fishers Island and on the highest point between Choco- mount and Mount Prospect and lies South 45 degrees 17 minutes 2b seconds East of North Dumpling Light in Fishers Island Sound); and thence running along said road line North c4 degrees 42 minutes 10 seconds East six hundred PSfty one and twenty-five hundredths feet to a monument, at a point of curve to the right whose radius is fourteen and thirty-five hundredths feet and the direction of whose radius at that point Is South 25 degrees 17 minutes 50 seconds East; thence Southeastwardly, along the South- westerly line of anothez road and following the arc of �i 3.37 0? vnr 2 said curve a distance of eighteen and sixty-six hundredth feet; thence along said road line South 21 degrees 29 minutes East eighty and ten hundredths feet, to a point of curve to the right whose radius is two hundred seventy and thirty-three hundredths feet and the direction of whose radius at that point is South 68 degrees 31 minutes West; thence Southwardly along the Westerly line of said road and following the are of said curve a distance of one hundred fifteen and thirty-eight hundredths feet; thence along said road line South 2 degrees 58 minutes 20 seconds West one hundred six and sixty-nine hundredths feet; thence North 81 degrees 56 minutes West twenty-nine and eighty hundredths feet; thence South 55 degrees 13 minutes West one hundred five and eighty hundredths feet,- thence North 8'/ degrees 45 minutes West one hundred fiftyF three and sixty hundredths feet to the shore of Brick Yard Pond; thence following the meanders of said shore line on the following four courses: North 51 degrees 38 minutes 20 seconds West forty and forty-two hundredths feet, North 66 degrees 43 minutes fifty seconds West eighty-seven and eighty-nine hundredths feet, South 88 degrees 30 minutes 50 seconds West one hundred thirty- four and ninety-five hundredths feet and South 75 degrees) 32 minutes West one hundred twenty-five and zero hun- dredths feet to an iron pipe; thence North 22 degrees 34 1 minutes West fifty-three and ninety-five hundredths feet to the point of beginning; containing 2.86 acres more or less.
