TOGETHER with the appurtenances and all right,
title and interest, if any, of Grantor in and to land now or
formerly lying below the high water mark of Fishers Island
Sound;
SUBJECT TO (a) state of facts shown on the afore-
mentioned survey and (b) agreements, covenants, conditions,
consents, restrictions, reservations and rights of way, if
any, of record and as contained on Schedule A.
TO HAVE AND TO HOLD the Premises hereby conveyed t
Grantee, her heirs and assigns forever;
This conveyance is made subject to the following

SCHEDULE A
A certain tract or parcel of land with the build-
ings standing thereon located at Fishers Island, Town of
Southold, County of Suffolk, State of New York, being
bounded and described as follows:
Beginning at a stone monument on the Northerly
side of a road, said monument being 1260.24 feet South of a
point which is 2628.22 feet West of another monument mark-
ing the United States Coast and Geodetic Survey
Triangulation Station "East End 2" (which said "East End 2"
Is located on the summit of the highest hill East of East
Harbor on Fishers Island, N. Y. and lies South 000 541
West of Latimer Reef Light in Fishers Island Sound); and
thence running along said road line South 890 59' East 62.40
feet to a drill hole in a boulder; thence North 170 59'
West 101.59 feet to another monument; thence North 290 29'
East 103.76 feet; thence North 60 Oil East 107.61 feet to
another monument at the shore of Fishers Island Sound;
thence following the meanders of said shore line on the
following five courses; North 210 48' West 192.40 feet,
North 130 58, East 144.38 feet, South 770 20' West 162.40
feet, North 370 36' West 66.35 feet and North 700 55' West
195.31 feet to land of Belcom known as the boat house tract;
thence South 80 23' West 96.88 feet to a monument; thence
South 750 36- West 129.56 feet to a monument; thence South
420 29' East 230.0 feet to a monument; thence South 490 09'
East 76.8 feet to a monument; thence South 240 49t East
156.13 feet; thence South 390 34' East 129.34 feet; thence
South 440 20 East 145.8 feet to said monument at the point
of beginning.
Containing 4.34 acres more or less as shown on
the attached survey, dated October 1964, updated as of
June 9, 1965, made by Chandler & Palmer.
Sub,ect to the right of others to use in common
with Grantee a road over a strip of land 20 feet in width,
the center line of said right of way being described as
follows:
Beginning at a point on the Northerly line of the
main road leading to the East End, said point being 1260.24
feet South of a point which Is 2605.22 feet West of said
"East End 2" monument and thence running North 460 09' West
192.99 feet; thence North 410 451 West 89.34 feet; thence
North 290 231 West 96.69 feet; thence North 340 496 West
79.12 feet; thence North 240 20' West 61.97 feet; thence
North 180 341 West 179.31 feet; thence North 200 00' West
20 feet more or less.
Subject to an easement for the existing water line
extending Northwesterly from said mad but together with
the right to use, subject to the rights of others, said
existing water line.

phone conduit the centerline being described as follows:
Beginning at a point on the Northerly line of
said road, said point being located South 890 59' East 5
feet from the monument at the point of beginning of the
above described tract and thence running North 200 13' Fast
