T H I S I N D E N T U R E, made the 84 day of
'MApr$, nineteen hun dred and sixty-four, between:
WEST END LAND COMPANY, INC., a domestic corporation organized and
existing under and by virtue of the laws of the State of New York, with its
principal offices located at Fishers Island, in the Town of Southold, County
of Suffolk, and State of New York, party of the first part, and
FISHERS ISLAND DEVELOPMENT CORPF12 a"domestic corporation organized
and existing under and by virtue of the laws of the State of New York, with its
principal offices located at No. 1 Chase Manhattan Plaza, New York, New
York, party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN and
00/100 ($10.00)DOLLARS, and other good and valuable consideration paid
by the party of the second part, does hereby grant and release unto the party
of the second part, the successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improv -
ments thereon erected, situate, lying and being on Fishers Island, in the
Town of Southold, County of Suffolk and State of New York, more specifically
bounded and described as follows:
BEGINNING at a stone monument on the Northerly side of a road, said
monument being 1260.24 feet South of a point which is 2628.22 feet West
of another monument marking the United States Coast and Geodetic
Survey Triangulation Station "East End 2" (which said "East End 2" is
located on the summit of the highest hill East of East Harbor on Fishers
Island, N. Y. and lies South 00 degrees 54 minutes 00 seconds West of
Latimer Reef Light in Fishers Island Sound); and
THENCE running along said road line South 89 degrees 59 minutes 00
seconds East 62.40 feet to a drill hole in a boulder;
THENCE North 17 degrees 59 minutes 00 seconds West 101. 59 feet to
another monument;
THENCE North 29 degrees 29 minutes 00 seconds East 103.76 feet;
THENCE North 06 degrees 01 minutes 00 seconds East 107. 61 feet to
another monument at the shore of Fishers Island Sound;

THENCE following the meanders of said shore line on the following six
(6) courses:
(1) North 21 degrees 48 minutes 00 seconds West 192. 40 feet;
(2) North 13 degrees 58 minutes 00 seconds East 144. 38 feet;
(3) South 77 degrees 20 minutes 00 seconds West 162.40 feet;
(4) North 37 degrees 36 minutes 00 seconds West 66.35 feet;
(5) North 70 degrees 55 minutes 00 seconds West 219. 31 feet; and
thence
(6) North 82 degrees 19 minutes 00 seconds West 70.00 feet to a
bolt in a boulder;
THENCE South 24 degrees 49 minutes 00 seconds East 402.31 feet to
another monument;
THENCE South 24 degrees 49 minutes 00 seconds East 156. 13 feet;
THENCE South 39 degrees 34 minutes 00 seconds East 129.34 feet;
THENCE South 44 degrees 24 minutes 00 seconds East 145.80 feet to the
point of BEGINNING.
CONTAINING 4. 15 acres, more or less.
SUBJECT HOWEVER, to the reservation by the United States of America of
two easements ten(10) feet wide for telephone and electric power lines, in,
under and through but not over or above the surface of the following describe
property,together with the right of ingress and egress over the following
described property for purposes of maintenance and repair of said lines, the
center lines of which are described as follows:

BEGINNING at a point on the Northerly line of said road, said point bein
located South 89 degrees 59 minutes 00 seconds East 05.00 feet from the
monument at the point of Beginning of the above described tract, and
thence running North 20 degrees 13 minutes 00 seconds East 12.00 feet;
