does hereby grant and release unto the part y of the second part,
his heirs and assigns forever,

that certain parcel of land located at Fishers Island/fronting about
50,01 feet an Avenue C, said lot being on the northerly side c.f said
Avenue and known as lot number Two (2) as shown on a certain plan known
as "Plan of Building lots on Fishers Island owned and for sale by Capt.
James Walker, Norwich, Conn.”, said lot being bounded and described as
follows:
BEGI1411ING at a point about 50.01 feet easterly from the junction of
Avenue C and another certain avenue as shown on said plan and thence
running northerly about 125 feet to lot number Four, thence easterly
abutting said lot number Four, about 57.67 feet to lot number One as shown
on said Plan, thence southerly about 125 feet abutting on the east lot
number One as shown on said plan, thence running westerly along said Avenue
C about 50.01 feet to the point of beginning.
BEING AND INTENDED TO BE, the same premises conveyed by ARTHUR
RENAUD to ARTHUR RENAUD and MADELEINE RENAUD, his wife, by deed dated
April.28 1947 and recorded in the Office of the Clerk of Suffolk County
on the 5th day of May, 1947 in Liber 2701 of Deeds, page 527,
Crf Southold, County of Suffolk,State of New York,
ALSO, ALL that certain areal of land with the buildings thereon located
at said Fishers Island,and known as Lot number Three as shown on a certain
plan known as "Plan of Building Lots on Fishers Island owned and for sale
by Capt. James Walker, Norwich, Conn.", which plan is by George E. Pitcher,
C. E., said tract is about 125 feet on a certain avenue and is bounded on
the south by another certain avenue about 50.1 feet which is the avenue
leading,to the dock and known as Avenue C as shown on said plan, said tract
is bounded easterly by lot number two on said plan which latter lot is now
owned by Madeleine Renaud bounding one hundred and twenty-give feet; said
lot is bounded an the north fifty-seven and 67/100 (57.67) feet by lot
number four as shown on said plan, Said lot being a portion of that tract
of land mentioned in a certain Transfer Tax Decree Exempt filed October
24th, 1914, in the Surrogate's Court, Suffolk County, State of New York,

in the matter of the Appraisal for Taxation of the Estate of Luting S.
Walker, late of said Norwich, deceased.
BEING AND INTENDED TO BE, the same premises conveyed by ELLIS T.
TERRY z as Administrator, etc. to MADELEINE RENAUD by deed dated August
1, 1954 and recorded in the Office of the Clerk of Suffolk County ,n the
14th day of July , 1939 in Liber 2051 of Deeds at page 153.
Together with an easement over and through the following described
premises of Madeline A. Renaud - bounded N- Crescent Avenue, E - Henry
Quest . , S - Fishers island Farms Inc., W - Crescent Avenue for
purpose of maintaining a waste line and cesspool for sewage disposal.
This easement to be an easement running with the land.
