ALL that certain plot,paces,or parcel of land,with the buildings and improvement thereon erected, situate,

marking the V. S. Coast and Geodetic Survey Triangulation Station "PROS"
and thence running South 54 degrees 16 minutes 00 seconds West 220.71 feet to
a mereetone;
THENCE South 73 degrees 25 minutes 30 seconds West 288.54 feet to a mereetone;
THENCE South 38 degrees 28 minutes 00 seconds East 53.90 feet;

BEING AND INTENDED TO BE a portion of the bed of Sappho Road, Fishers
Island, New York, lying Westerly of a road known as Cottage Place, which said
portion of Sappho Road is not presently maintained by the Town of Southold and
is not recognized as a part of the Southold Town Road System.
