between PIERRE S. du PONT, sometimes known as PIERRE S. du PONT, 3rd,
residing at Rockland, Delaware, party of the first part, and JANE H. du PONT,
residing at Rockland, Delaware, party of the second part,
WITNESSETH, that party of the first part, In consideration of the
aum of Ten Dollars (810.00)and other valuable consideration paid by the
I Xparty of the second part, does hereby grant and release to the party of the LDI
second part, the heirs or successors and assigns of the party of the second

located near the western end of a ridge overlooking the South

seconds West one hundred eighty-seven and forty hundredths
feet to the shore of West Harbor; thence with the meanders of
the shore of West Harbor North twenty-six degrees four

the direction of whose radius at that point is South fifty-nine
degrees fifty-seven minutes forty seconds East) a distance of
one hundred sixty-three and seventy-nine hundredths feet;
thence still along the Northwesterly line of said roadway last
mentioned South seventeen degrees six minutes forty seconds

line of another private roadway of Fishers Island Estates, Inc.

side of said private roadway following the arc of a curve to the
right (whose radius is six hundred one and forty hundredths
feet and the direction of whose radius at that point to South

thence still along the Northwesterly line of said roadway last

TOGETHER with an easement to the grantee, his heirs

over and along such private roads as now or may hereafter exist connecting
the premises hereby conveyed with the public highway; provided, however,
that the grantor hereby reserves the right to change the location, route or
grade of said roads from time to time, provided that such change shall not

parties of the first part in and to the lands under the waters of
Fishers Island Sound adjoining said premises, together with
the appurtenances, and all the estate and rights of the parties
of the first part in and to said premises.
BEING the same premises as described In a deed dated
the 28th day of October, 1953, from Maribel C. Humpstone and Barbara C.
Watkins to Pierre S. du Pont, 3rd, and duly recorded 1n the Suffolk County
Clerk's Office on November 27, 1953, in Deed Book 3617 at Page 593.
ALL that certain tract or parcel of land located at
Fishers Island, Town of Southold, Suffolk County, State
of New York, lying easterly of the following line, viz.:

of another road forty feet wide (and following the arc of a curve
to the right whose radius is 24.82 feet and the direction of

of curve to the left whose radius is 234.37 feet and the direction

EXCEPTING from the grant of the premises herein

the 27th day of September, 1961, from Fishers Island Estates, Inc. to
Pierre S. du Pont, and duly recorded in the Suffolk County Clerk's Office
on April 18, 1962 in Deed Book 5153 at P. 509.
ALL that certain piece, plot or parcel of land situate,
lying and being in the Town of Southold, Suffolk County,
State of New York, being part of that portion of Fishers Island
formerly belonging to Fishers Island Corporation which portion
is sometimes called the "Park", lying Easterly of the following
line, viz.;
BEGINNING at the Southeast corner of the land owned by
the United States known as Fort H. G. Wright Military
Reservation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean (as the said Tract was constituted
prior to the extension thereof by the acquisition of additional
lands in condemnation proceedings instituted in 1942) and
running thence northerly along the East boundary of the said
tract of land of the United States (as the same was constituted
prior to such extension thereof) to the southerly line of East
End Read (sometimes called Oriental Avenue) and which said

last to the shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described
as follows:
BEGINNING at a stone monument set on the Southwesterly
side of the road forty feet wide, said monument being one thousand
forty-four and sixty-two hundredths feet North of a point which
Is two thousand four hundred and ninety and eighty-eight hundredths
feet East of another monument marking the U. S. Coast and
Geodetic Survey Triangulation Station "Chocomount 2" (said
"Chocomount 2" monument is located on the summit of the highest
hill of Fishers Island, N.Y., about two and one-quarter miles
West of the Eastern end of Fishers Island and lies South seventy-
nine degrees twenty-nine minutes forty-six seconds East of North
Dumpling Light in Fishers Island Sound); and running thence South
fifty-one degrees forty minutes thirty seconds West one hundred
and fifty-seven and rifty-five hundredths feet; thence South fifty-
four degrees eleven minutes thirty seconds West one hundred and
ninety and forty-one hundredths feet to an iron pipe in the ground;
thence North fifteen degrees three minutes thirty seconds West
one hundred eighty-seven and sixty-five hundredths feet to another
iron pipe; thence North twenty-six degrees forty-nine minutes
fifty seconds East two hundred and thirty-three and eighty-five
hundredths feet to a point on the Southerly line of said road;
thence Eastwardly along the Southerly line of said road and
following the arc of the curve to the right (whose radius is one
hundred and eleven and twenty-one hundredths of a foot and the
direction of whose radius at that point is South twenty-three
degrees twenty-one minutes twenty seconds East) a distance of
one hundred sixty-six and twenty-eight hundredths feet; thence
along the Southwesterly side of said road South twenty-seven
degrees forty-one minutes and twenty seconds East sixty-nine
and thirty-nine hundredths feet to a point of curve to the left (whose
radius is three hundred and eighty and thirteen hundredths feet and
the direction of whose radius at that point is North sixty-two
degrees eighteen minutes forty seconds East); and thence Southeast-
wardly along the Southerly side of said road and following the arc
of said curve a distance of eighty-three and twenty-seven hundredths
feet to the point or place of beginning, containing one and fifty-
eight hundredths acres, more or less.
TOGETHER with an easement to the Grantee, his heirs and
assigns, for ingress to and egress from the premises hereby
conveyed over and along such private road as now or may hereafter
exist connecting the premises hereby conveyed with the public

highway; provided, however, that the grantor hereby reserves
the right to change the location, route or grade of said roads ,
from time to time, provided that such change shall not prevent

ALL of the above described tracts of land are subject to the
reservations, restrictions and conditions appearing of record.
TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; together with the appurtenances
all the estate and rights of the party of the first part In and to said premises;
to have and to hold the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second pan forever.
THE party of the first part further sells, assigns and transfers to
the party of the second part all the furniture, furnishings, household effects,
appliances, tools, equipment and personal property of every nature, including
automobiles, located in, on or about, or used In connection with, any and all
of the above described premises.
AND THE party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said premises have
been encumbered In any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of
the Lien Law, covenants that party of the first part will receive the consideration
for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improve-
