TOGETHER with an easement to the grantee, his heirs and assigns, for ingress,to and egress from the premises hereby conveyed over and along such private roads as now or may hereafter exist connecting the premises hereby conveyed with the public highway; provided, however, that the grantor hereby reserves the right to change the location, route or grade of said roads from time to time, provided that such change shall not prevent adequate access to the premises hereby conveyed. ALL that lot or parcel of land, with the buildings and improvements thereon, in the Town of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island now or formerly belonging to Fishers Island Corporation Lwce5562 Bart 501 (which portion is hereinafter called the "Park") lying Easterly of the following line, viz.: BEGINNING at the southeasterly corner of land owned by the United States, known as the Fort H.G. The parties of the first part grant and convey to the party of the second part, his heirs and assigns such easement (as they possess) for ingress and egress to the premises above described over and along such private roads as now or may hereafter exist connecting the said premises with the public highway. TOGETHER with all the right, title and interest of the parties of the first part in and to the lands under the waters of Fishers Island Sound adjoining said premises, together with the appurtenances, and all the estate and rights of the parties of the first part in and to said premises. BEING the same premises as described In a deed dated the 28th day of October, 1953, from Maribel C. Humpstone and Barbara C. Watkins to Pierre S. du Pont, 3rd, and duly recorded 1n the Suffolk County Clerk's Office on November 27, 1953, in Deed Book 3617 at Page 593. ALL that certain tract or parcel of land located at Fishers Island, Town of Southold, Suffolk County, State of New York, lying easterly of the following line, viz.: BEGINNING at the southeasterly corner of land now or formerly owned by the United States, known as the Fort H. G. ALL those certain plots, pieces or parcels of land, with the buildings and improvements thereon erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, more specifically bounded and described as follows: PARCEL 1 Bounded northerly 145 feet by an avenue called Avenue B; easterly 275.5 feet by land now or formerly of E. M. and W. Ferguson; southerly 148 feet by Crescent Avenue, sometimes -6- b- t7' called Avenue C, and westerly 320 feet by land now or p formerly of Frank W. BEING the same premises as described in a deed dated the 27th day of September, 1961, from Fishers Island Estates, Inc. to Pierre S. du Pont, and duly recorded in the Suffolk County Clerk's Office on April 18, 1962 in Deed Book 5153 at P. 509. ALL that certain piece, plot or parcel of land situate, lying and being in the Town of Southold, Suffolk County, State of New York, being part of that portion of Fishers Island formerly belonging to Fishers Island Corporation which portion is sometimes called the "Park", lying Easterly of the following line, viz.; BEGINNING at the Southeast corner of the land owned by the United States known as Fort H. G. Coast and Geodetic Survey Triangulation Station "Chocomount 2" (said "Chocomount 2" monument is located on the summit of the highest hill of Fishers Island, N.Y., about two and one-quarter miles West of the Eastern end of Fishers Island and lies South seventy- nine degrees twenty-nine minutes forty-six seconds East of North Dumpling Light in Fishers Island Sound); and running thence South fifty-one degrees forty minutes thirty seconds West one hundred and fifty-seven and rifty-five hundredths feet; thence South fifty- four degrees eleven minutes thirty seconds West one hundred and ninety and forty-one hundredths feet to an iron pipe in the ground; thence North fifteen degrees three minutes thirty seconds West one hundred eighty-seven and sixty-five hundredths feet to another iron pipe; thence North twenty-six degrees forty-nine minutes fifty seconds East two hundred and thirty-three and eighty-five hundredths feet to a point on the Southerly line of said road; thence Eastwardly along the Southerly line of said road and following the arc of the curve to the right (whose radius is one hundred and eleven and twenty-one hundredths of a foot and the direction of whose radius at that point is South twenty-three degrees twenty-one minutes twenty seconds East) a distance of one hundred sixty-six and twenty-eight hundredths feet; thence along the Southwesterly side of said road South twenty-seven degrees forty-one minutes and twenty seconds East sixty-nine and thirty-nine hundredths feet to a point of curve to the left (whose radius is three hundred and eighty and thirteen hundredths feet and the direction of whose radius at that point is North sixty-two degrees eighteen minutes forty seconds East); and thence Southeast- wardly along the Southerly side of said road and following the arc of said curve a distance of eighty-three and twenty-seven hundredths feet to the point or place of beginning, containing one and fifty- eight hundredths acres, more or less. TOGETHER with an easement to the Grantee, his heirs and assigns, for ingress to and egress from the premises hereby conveyed over and along such private road as now or may hereafter exist connecting the premises hereby conveyed with the public -11- highway; provided, however, that the grantor hereby reserves the right to change the location, route or grade of said roads , from time to time, provided that such change shall not prevent C^ adequate access to the premises hereby conveyed.
