. THIS INDENTURE made the,llday of January, 1965,
between ROBERT HAMMOND MCLEOD and MARION B. MCLEOD, his wife,
both residing at 3256 Avenham Avenue, S.W., Roanoke, Virginia,

parties of the first part, and ALBERT D. DAWSON and DOROTHY M.
DAWSON, his wife, both residing at Adams Road, Ossining, New
York, parties of the second part:

WHEREAS, by deed dated August 21, 1950, and recorded
I!i on April 13, 1953, in the County Clerk's office, Suffolk County,
in Liber 3493. of Deeds at page 596, the parties of the first
part conveyed the premises hereinafter described to the
parties of the second part and reserved to the parties of the
first part a life estate in said premises and the appurtenances
thereto, and
WHEREAS, the parties of the first part desire to
surrender and yield up to the parties of the second part said
life estate in said premises and the appurtenances thereto,
NOW, THEREFORE, in consideration of the sws of One
($1.00) Dollar, and other good and valuable consideration, paid
by the parties of the Second part, and to the intent and purpose
that said life estate shall be wholly merged and extinguished,
the parties of the first part do hereby grant, bargain, sell,

heirs and assigns forever,

ALL that tract or parcel of land, with the buildings
and improvements thereon, situate, lying and being on Fishers
Island, Town of Southold, County of Suffolk and State of New
York, more particularly bounded and described as follows:
Beginning at a merestone in the northerly line of
Montauk Avenue, which merestone is located 2469.44 feet North
and 1142.39 feet West of the U. S. Coast and Geodetic Survey
Triangulation Station "PROS" on Fishers Island; running thence
along the northerly line of Montauk Avenue, the following courses
and distances: North 480 09' 40" West forty-nine and five-
tenths (49.5) feet to a point; North 550 46, 30" West fifty-
eight and ninety-three one hundredths (58.93) feet to a point;
North 700 411 50" West one hundred ten and seventy-six one
hundredths (110.76) feet, to a merestone on the easterly line
of the property of Union Free School District No. 4,
which mere-
stone is located 2572.22 feet North and 1332.53 feet West of
said U. S. Coast and Geodetic Survey Triangulation Station;
running thence North 410 16- 15" Hast three hundred and ten
and ninety-tour hundredths (310.94) feet, more or less, to the
high water line of West Harbor (formerly known as Great Harbor);
running thence along the high water line of West Harbor, in a
general southeasterly direction, two hundred thirty-nine and
six tenths (239.6) feet, more or less, to a point in the westerly
line of land, now or formerly of Fishers Island Farms, Inc.,
where said westerly line of said land intersects the shore
line, or high water line of West Harbor; running thence South

hole in a boulder which is 2582.53 feet North and 1055.27 feet

West of said U. S. Coast and Geodetic Survey Triangulation
Station; running thence along the westerly line of land, now
or formerly of Fishers Island Farms, Inc., South 370 36' 20"
West one hundred forty-two and seventy-five one hundredths
(142.75) feet, to the point or place of beginning, and all the
estate, right, title, interest, term, property, claim, and
demand whatsoever, of the parties of the first part, of, in, or
to said premises and every part thereof, together with the
appurtenances therein.
Subject to any state of facts an accurate survey
would show.
Together with all the right, title and interest of
the parties of the first part, in and to the sea wall which
runs along or near the Harbor side of said premises, the land
on which the sea wall is constructed and erected, any land be-
tween the sea wall and the shore line of West Harbor, any accre-
tion to the upland and the land in the bed of Montauk Avenue in
front of, adjacent to, contiguous to, or abutting on said
premises.
Together with all the rights of the parties of the
first part as riparian owners and all the right, licenses,
privileges, hereditaments and appurtenances thereunto belonging
or in any wise appertaining.
