DU PONT, u melding at Bois dee Fosses, Rockland, Delaware, hereinafter called the grantee, party of the second part; WITNESSETH: That the party of the first part, in consideration of One hundred Dollars ($100.00), lawful money of the United Staten,.and other good and valuable considera- tion paid by the party of the second part, does hereby grant and release unto the party of the second part, his heirs and assigns forever, ALL that lot or parcel of land in the Town of South- old, Suffolk County, State of New York, being a part of that portion of Fishers Island belonging to the grantor (which portion is hereinafter called the Park") lying easterly of the following line, viz.:, BEGINNING at the southeasterly corner of land now or formerly owned by the United States, known as the Fort H. 0. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean (as said Tract was constituted prior to the extension thereof by the acquisition of additional lands in condemn tion proceedings Instituted in 1942) and running thence northerly following the East boundary of the said tract o land now or formerly of the United States (as same was co stituted prior to such extension thereof) to the eoutherl line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of said tract of land now or formerly of the United States (as same was constituted prior to such extension thereof), thence cros- sing the East End Road and following the same course as the last to the shore of West Harbor or Fishers Island Sound; Said lot or parcel of land being bounded and des- cribed as follows: BEGINNING at a stone monument set on the Northerly line of a private road of the Grantor forty feet wide, said monument being eight hundred eighteen and ten hun- dredths feet North of a point which is two thousand seven hundred ninety-two and four hundredths feet East of anothe monument, marking the U. S. Coast and Geodetic Survey Triangulation Station "CHOCOMOUNT 2" (which said "CHOCO- MOUNT 2" monument is located on the summit of the highest hill on Fishers Island, N. Y., about two and one-quarter miles West of the Eastern end of Fishers Island and lies South seventy-nine degrees 29 minutes and 46 seconds East of North Dumpling Light in Plshera Island Sound) and run- ning thence along the Northerly line of said road South eighty-five degrees six minutes and twenty seconds West thirty and no hundredths feet; thence North ten degrees four minutes and no seconds East eighty-five and four hun- dredths feet to a point; thence North eighteen degrees eighteen minutes and forty seconds East fifty-six and flft�- two hundredths feet to a point; thence North thirty-four degrees, two minutes and forty seconds East ninety-seven and thlrty-nine hundredths feet to a corner of land now owned by the Grantee; thence along the Southeasterly line I 1 ' I�iF�5__._5 :acr 5iQ I 2 - of land now owned by the Grantee North thirty-five de- grees thirty-seven minutes and thirty seconds East one hundred forty-eight and twenty-two hundredths feet to a point; thence still along the Southeasterly line of land now owned by the Grantee North sixty-one degrees eight minutes and no seconds East two hundred forty-eight and sixty-six hundredths feet to the shore of Fishers Island Sound; thence following the meanders of said shore line on the following four courses: (1) South twenty-four de- grees forty-one minutes and thirty seconds East ninety- five and eighty hundredths feet, (2) South thirty-three degrees forty-seven minutes and fifty seconds East sixty- six and ten hundredths feet, (?) South seven degrees twenty-one minutes and ten seconds West thirty-one and twenty-six hundredths feet and (4) South sixty-six de- grees thirty minutes and ten seconds East fifty and six- teen hundredths feet; thence leaving said shore line South thirty-two degrees thirty-three minutes and no sec- onds West four hundred nineteen and seventy-nine hun- dredths feet to the Northerly side of said road at a point of curve to the left whose radius Is three hundred seventy-one and fifteen hundredths feet and the direction of whose radius at that point is South forty-three degrees twenty-four minutes and twenty seconds West; thence Westwardly along the Northerly aide of said road (fol- lowing the are of said curve) thirty-seven and seventy- four hundredths feet to a point of curve to the left whose radius is three hundred twenty-four and fcrty-S'our hundredths feet and the direction of whose radius at that point is South thirty-seven degrees, thirty-four minutes and fifty seconds West; thence Westwardly still along the Northerly side of said road (following the arc of said curve) two hundred forty and fifty-two hundredths feet to the point or place of beginning; containing three and thirty-eight hundredths acres more or less; EXCEPTING from the grant of the premises hereby conveyed and RESERVING to the Grantor, Its successors and assigns, a strip of land five feet wide throughout along the first, last and next-to-the-last courses of the boundaries of said premises, as above described, which strip of land shall constitute, antl is hereby declared by Grantor to be, a part of said private road, making said private road along said boundaries forty-five feet wide; TOGETHER with an easement to the grantee, his heirs and assigns, for ingress to and egress from the premises hereby conveyed over and along such private roads as now or may hereafter exist connecting the premises hereby con- veyed with the public highway; provided, however, that the grantor hereby reserves the right to change the loca- tion, route or grade of said roads from time to time, cro- vided that such change shall not prevent adequate access to the premises hereby conveyed. TO HAVE AND TO HOLD the premises hereby conveyed unto the party of the second part, his heirs and assigns forever. SUBJECT, HOWEVER, as follows: (a) Easements and rights of way granted by Fishers Island Corporation to The Fishers Island Electric Cor- poration and The Fishers Island Telephone Corporation by deeds recorded in the Clerk's Office, Suffolk County;
