Qa,Y of July, Nineteen hundred and sixty-five, between FISHERS ISLAND ESTATES, INC., a New York corporation, having its principal office at 14 East 52nd Street, in the City, County and State of New York, here- inafter called the grantor, party of the first part, and THEODORE N. DANFORTH, and ISABEL B. DANFORTH, his wife, both residing at Old Lmf. Road (no street number) Locust Valley, Nassau County, New York, hereinafter called the grantees, parties of the second part: WITNESSETH, that the party of the first part, in con- sideration of One Hundred Dollars ($100.00), lawful money of the United States, and other good and valuable consideration - - paid by the parties of the second part, does hereby grant and release unto the parties of the second part, as tenants by the entirety and to the survivor of them and to the heirs and as- signs of said survivor forever, ALL those certain lots or parcels of land in the \\ Town of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island belong- ing to the grantor (which portion is hereinafter called the "Park") lying easterly of the following line, viz.: a BEGINNING at the southeasterly corner of land now M or formerly owned by the United States, known as the io a Fort H.G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlan- l4 0 tic Ocean (as said Tract was constituted prior to the extension thereof by the acquisition of additional lands in condemnation proceedings instituted in 1942) and running thence northerly following the East bound- ary of the said tract of land now or formerly of the United States (as same was constituted prior to such extension thereof) to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of said tract of land now or formerly of the United States (as same was constitu- ted prior to such extension thereof), thence crossing the East End Road and following the same course as the last to the shore of West Harbor or Fishers Island Sound; Said lots or parcels of land being bounded and described as follows: HOMESITE #1 BEGINNING at a monument on the Northwesterly line of a private road of the grantor, fifty feet wide, said monument being One Thousand one hundred seventeen and no hundredths feet South of a point which is Three thousand four hundred forty-five and eighty-six hun- dredths feet West of another monument marking the United States Coast and Geodetic Survey Triangulation Station "NIN" (which said "NIN" monument is located near the Western end of a ridge overlooking the South shore of Fishers Island and on the highest point be- tween Chocomount and Mount Prospect and lies South 45 degrees 17 minutes 26 second East of North Dumpling Light in Fishers Island Sour; and thence running North 58 degrees 44 minutes 10 seconds West, Two hun- dred seventy-five and sixty hundredths feet; thence UBEB 5J l.7J PACE 413 2. North 80 degrees 34 minutes 20 seconds West One Hun- dred sixty-eight and seventy hundredths feet to the shore of West Harbor; thence following the meanders of said shore line on the following three courses: (i) South 16 degrees 54 minutes 40 seconds West One hundred fifty-two and sixty-five hundredths feet, (ii) South 13 degrees 03 minutes 20 seconds East Ninety-four and twenty hundredths feet, and (iii) South 14 degrees 25 minutes 00 seconds West Forty-eight and fifty-seven hundredths feet to a monument and land now or formerly of Baker; thence South 36 degrees 17 minutes 00 seconds East,along said last mentioned land, Two hundred ninety-nine and thirty hundredths feet to a monument; thence North 68 degrees 29 minutes 00 seconds East One hundred seventy-five and forty-five hundredths feet to a stake; thence North 69 degrees 43 minutes 00 seconds East One hundred two and fifty hundredths feet to a stake; thence North 11 degrees 05 minutes AQ„�esa West One hundred ninety-eight and eighty-on 2 the Southwesterly end of said road at a point of curve to the right whose radius is Two hundred forty-seven and ninety-eight hundredths feet and the direction cf whose radius at that point is South 65 degrees 32 min- utes 20 seconds East; and thence Northeastwardly along the Northwesterly line of said road and following the arc of said curve Seventy-two and twenty-five hundred- ths feet to the point of beginning; containing Three and sixty-hundredths acres, more or less. EXCEPTING from the grant of the premises above described and designated Homesite /2 and RESERVING to the grantor, its successors and assigns, a strip of land five feet wide bounded on the Northeasterly side thereof by the lines of first, second and third courses of said premises, being along the Southwest- erly line of said road and bounded on the Southwest- erly side thereof by a line running parallel to said Southwesterly line of said road (measured at right angles thereto at all points five feet Southwesterly therefrom) and bounded on the Northwesterly and South easterly sides, respectively, by the fourth and last courses of said Homesite, said strip of land to become a part of said private road for all highway purposes and for the erection thereon of poles to support wires for the transmission of electricity for light, heat, telephone and other purposes, and for the construction, operation and maintenance of pipe lines or conduits under the surface of said reserva- tion for any lawful purpose whatsoever, but granting an easement over said strip from the premises hereby conveyed out to the private road 45 feet wide.
