of New York, more specifically bounded and described as follows:
BEGINNING at a stone monument on the westerly Line of the
Mansion House Drive, said monument being 3810.07 feet north
of a point which is 1827.70 feet west of another monument marking
the U. S. C. and G. S. Triangulation Station "Pros';
RUNNING thence South 7 degrees 15 minutes 30 seconds West,
85.77 feet abutting easterly on said Mansion House Drive;
THENCE North 80 degrees 32 minutes 10 seconds West, 88.0
feet on a line parallel to and 16 feet northeasterly from the
northeasterly line of land of H. Lee Ferguson Jr.;
THENCE North 2 degrees 27 minutes 45 seconds East, 188.8
feet;
THENCE North 84 degrees 44 minutes East, 53.4 feet to the
southwesterly line of Mansion House Drive, these last three lines
abutting southwesterly, westerly and northwesterly on remaining
band of this grantor;
THENCE South 20 degrees 15 minutes 30 seconds East, 107.7
feet to beginning, abutting northeasterly on said Mahlon House
Drive, containing 0.36 acres more or less.
The above described tract L conveyed subject to an existing right
of way 10 feet in width for a water line, the center line of which
right of way is described as follows:
BEGINNING on the westerly line of Mansion House Drive, said point
being South 7 degrees 15 minutes 30 seconds West, 67.25 feet
from a stone monumet which is 3010.07 feet north of a point which
