THIS INDENTURE, made the 73rd day of dune,
Nineteen hundred Nandew York dive, tion,between FISHERS ISLAND
AlESTATES, IIfC., a New York corporation, having its principal
office at 14 East 52nd Street, in the City, County and State
of.Nw York, hereinafter called lb�pp grantor, party of the
first part, and COLBY M. CHESTie"esiding at Close Road
(no street number) Greenwich, Connecticut, hereinafter called
the grantee, party of the second part:
WITNESSETH, that the party of the first part, in
i consideration of One Hundred Dollars ($100.00), lawful money
of the United States, and other good and valuable considera-
tion paid by the party of the second part, does hereby grant
and release unto the party of the second part, his heirs and

ALL that lot or parcel of land in the Town
\q of Southold, Suffolk County, State of New York,
�..� being a part of that portion of Fishers Island
belonging to the grantorwhich portion is here-
' n inafter called the "Park") lying easterly of the
following line, viz.:
BEGINNING at the southeasterly corner of land
now or formerly owned by the United States, known
as the Fort H.G. Wright Military Reservation, Mount
Prospect Tract; on the shore of Block Island Sound
or the Atlantic Ocean (as said Tract was constitut-
ed prior to the extension thereof by the acquisitio
of additional lands in condemnation proceedings in-
stituted in 1942) and running thence northerly
following the East boundary of the said tract of
land now or formerly of the United States (as same
was constituted prior to such extension thereof)
to the southerly line of East End Road (sometimes
!............. called Oriental Avenue) and which point is the
northeasterly corner of said tract of land now
or formerly of the United States (as same was
constituted prior to such extension thereof),
then crossing the Fast End Road and following the
same course as the last to the shore of West Harbor
or Fishers Island Sound;
Said lot or parcel of land being bounded and
described as follows:
BEGINNING at an iron pipe on the Southeasterly
line of a private road of the Grantor, said point
being four hundred fifty-nine and ninety-two hund-
redths feet South of a point which is five hundred
forty-seven and nine hundredths feet East of a monu-
ment marking the United States Coast and Geodetic
SurveSurvey Triangulation Station "CHOCOMOUNT 2" (which
said

of the highest hill on Fishers Island,New York,abou
two and one-quarter miles West of the Eastern end o
Fishers Island and lies South 79 degrees 29 minutes
and 46 seconds East of North Dumpling Light in FishE rs
Island Sound); and thence running along said road

line North 60 degrees 00 minutes 10 seconds East
forty-three and forty hundredths feet to a point of cirve
to the right whose radius is three hundred eleven and
eighty hundredths feet and the direction of whose
radius at that point is South 29 degrees 59 minutes
50 seconds East; thence Northeastwardly along said
road line and following the are of said curve one
hundred twenty-nine and nineteen hundredths feet; the ce
along said road line North 83 degrees 44 minutes
40 seconds East eighty-seven and eighty hundredths
feet to a point of curve to the left whose radius is
four hundred fifty-six and sixty-one hundredths feet
and the direction of whose radius at that point is
North 6 degrees 15 minutes 20 seconds West; thence
Northeastwardly along said road line and following
the arc of said curve twenty-three and twenty hund-
redths feet; thence South 20 degrees 32 minutes
30 seconds East two hundred ninety-seven and eighty
hundredths feet to an iron pipe; thence South 18
degrees 32 minutes 50 seconds East two hundred thirty
six and seventy-six hundredths feet to a drill hole
in a large rock; thence South 20 degrees 18 minutes
20 seconds West five hundred seventy-two and thirty-
six hundredths feet to the shore of Block Island Soun ;
thence following the meanders of said shore line Nort 48
degrees 22 minutes 10 seconds West two hundred fifty-
four and forty-four hundredths feet; then North 4
degrees 20 minutes 40 seconds West seven hundred
ninety-eight and thirty-two hundredths feet to the
point of beginning; containing seven and nine
hundredths acres, more or less.
TOGETHER with an easement to the grantee, his heirs
and assigns, for ingress to and egress from the prem-
ises hereby conveyed over and along such private
roads as now or may hereafter exist connecting the
premises hereby conveyed with the public highway;
provided, however, that the grantor hereby reserves
the right to change the location, route or grade of
said roads from time to time, provided that such
change shall not prevent adequate access to the prem-
ises hereby conveyed.
RESERVING to the grantor, its successors and assigns,
from the grant of the premises hereby conveyed, an
easement and right of way within a strip of land five
feet wide along the first, second, third and fourth
courses of the boundaries of the premises hereby con-
veyed for the erection thereon of poles to support
wires for the transmission of electricity for light,
heat, telephone and other purposes, and for the con-
struction, operation and maintenance of pipe lines or
conduits under the surface of said reservation for
any lawful purpose whatsoever, but the grantor shall
have the right to release the premises hereby con-
veyed from these particular easements and rights of
way; provided, however, that whenever the surface of
the ground shall be disturbed by the grantor, its
successors or assigns, for the purpose of constructin
or repairing any such pole line, pipe line or conduit
it shall become the duty of the grantor or its succes -
ore or assigns, forthwith, at its or their own expens ,
