THIS INDENTURE, made the 17 OL dayy of March,
1962, between CHARLES LOCKHART, residing at 1425 Bennington
Avenue, Pittsburgh, Pennsylvania, party of the first part,
and ONOLEE M. COFFEY, residing at 350 East Palisade Avenue,
Englewood, New Jersey, HARRY B. CLARK, residing at Hunting-
ton Bay Road, Huntington, New York and MANUFACTURERS MHOTU u -
COMPANY, a New York corporation, having its principal office
at 350 Park Avenue, New York 22, New York, as Trustees under
the Will of Onolee M. McDonell, deceased, party of the
second part,
WITNESSETH, that the party of the first part, in
consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the successors
-' and assigns of the party of the second part forever,
ALL those lots or parcels of land, with the build-
ings and improvements thereon, in the Town of Southold,
Suffolk County, State of New York, being a part of that
portion of Fishers Island lying Easterly of the follow-
Ing line, viz:
A 044 BEGINNING at the southeasterly corner of land
owned by the United States, known as the Fort H. G.
Wright Military Reservation, Mount Prospect Tract, on
the shore of Block Island Sound or the Atlantic Ocean
and running thence northerly following the East boundary
of the said land of the United States to the southerly
line of East End Road (sometimes called Oriental Avenue)
and which point is the northeasterly corner of land of
the United States, thence crossing the East End Road and
following the same course as the last to the shore of
West Harbor or Fishers Island Sound; said lots or par-
cels of land being bounded and described as follows:
Lot No. 1:
BEGINNING at a stone monument set on the Northerly
side of a road thirty feet wide, said monument being
eighteen hundred and twenty-five and sixty-seven hun-
dredths feet East of a point which is twenty-two hundred
and ninety-six and ninety-five hundredths feet North of
another monument marking the U. S. Coast and Geodetic
Survey Triangulation Station "East End 2" (which said
East End 2" monument is located on the summit of the
highest hill East of East Harbor on Fishers Island, N.Y.
and lies South fifty-four minutes West of Latimer Reef
Light in Fishers Island Sound); and running thence North
twenty-seven degrees thirty-six minutes and fifty seconds
West seventy-four and eighty-one hundredths feet to the
shore of Fishers Island Sound; thence, with the meanders
of said Sound; North eighty degrees and nineteen minutes
East sixty-four and fifty-seven hundredths feet, North
forty-nine degrees thirty-two minutes and twenty seconds
East forty-four and sixty-nine hundredths feet, South
forty-three degrees forty-six minutes and fifty seconds
East sixty-six and forty-eight hundredths feet, South
eighty degrees forty-two minutes and twenty seconds East
one hundred and eleven and forty-six hundredths feet,
North eighty-six degrees two minutes and ten seconds
East one hundred and one and twenty-four hundredths feet,

North sixteen degrees fifty-five minutes and forty sec-
onds East forty-eight and eight hundredths feet and North
forty-nine degrees five minutes and thirty seconds East
forty-eight and twenty-six hundredths feet to a stake;
thence South forty-one degrees twenty-seven minutes and
forty seconds East forty-four and ninety-one hundredths
feet to a stake set on the Northerly side of said road;
thence along the Northerly side of said road, South
thirty-two degrees nine minutes and fifty seconds West
ninety-seven and eighty-three hundredths feet to a stake
marking a point of curve to the right whose radius is
one hundred and eleven and fifty-seven hundredths feet
and the direction of whose radius at that point is North
fifty-seven degrees fifty minutes and ten seconds West;
thence Southwestwardly still along the Northerly side of
said road (and following the are of said curve) one hun-
dred and thirty-four and thirty-seven hundredths feet to
a stake; thence still along the Northerly side of said
road, North seventy-eight degrees forty-nine minutes and
fifty seconds West one hundred and eighty-nine and forty-
one hundredths feet to a stake marking a point of curve
to the left whose radius is two hundred and seventy-two
and sixty-two hundredths feet and the direction of whose
radius at that point is South eleven degrees ten minutes
and ten seconds West; and thence Westwardly still along
j the Northerly side of said road (and following the are of
said curve) forty-six and fifty-four hundredths feet to
the place of beginning; containing seventy-eight hun-
dredths of an acre, more or less.
Lot No. 2:
BEGINNING at a stone monument set on the Southerly
side of a road thirty feet wide, said monument being
eighteen hundred and forty-one and eighty-eight hun-
dredths feet East of a point which is twenty-two hundred
and sixty-five and ninety-five hundredths feet North of
another monument marking the U. S. Coast and Geodetic
Survey Triangulation Station "East End 2" (which said
"East End 2" monument is located on the summit of the
highest hill East of East Harbor on Fishers Island, N.Y.
and lies South fifty-four minutes West of Latimer Reef
Light in Fishers Island Sound); and running thence East-
wardly along the Southerly side of said road (following
the arc of a curve to the right whose radius is two hun-
dred and forty-two and sixty-two hundredths feet and the
direction of whose radius at that point is South five
degrees twenty-three minutes and fifty seconds West)
twenty-four and forty-tour hundredths feet to a stake;
thence still along the Southerly aide of said road;
South seventy-eight degrees forty-nine minutes and fifty
seconds East one hundred and eighty-nine and forty-one
hundredths feet to a stake marking a point of curve to
the left whose radius is one hundred and forty-one and
fifty-seven hundredths feet and the direction of whose
radius at that point is North eleven degrees ten minutes
and ten seconds East; thence Eastwardly still along the
southerly side of said road (and following the are of
said curve) one hundred and seventy and fifty-hundredths
feet to a stake; thence, still along the Southerly side
of said road, North thirty-two degrees nine minutes and
fifty seconds East eighty-nine and one-hundredth feet to
a stake; thence South forty-one degrees twenty-seven

minutes and forty seconds East seventy-seven and
ninety-eight hundredths feet to a stake; thence South
thirteen degrees and twenty-six minutes East one hun-
dred and five and fifty-hundredths feet to a stake;
thence South one degree four minutes and thirty seconds
East three hundred and seven and twenty-nine hundredths
feet to the shore of Block Island Sound; thence, with
the meanders of said Sound, North sixty-degrees five
minutes and ten seconds West eighty-nine and seventy-six
hundredths feet, South fifty-six degrees fifty-eight
minutes and thirty seconds West forty-seven and seventy-
one hundredths feet, South eighty-two degrees and fifty-
six minutes West one hundred and twenty-one and ninety-
three hundredths feet and South sixty-six degrees nine
minutes and fifty seconds West one hundred and three and
seventy-six hundredths feet to a stake; thence North
twenty-two degrees forty minutes and twenty seconds West
two hundred and eight and ninety-three hundredths feet
to a stake; thence North six degrees thirty-five minutes
and thirty seconds East sixty-three and thirty-two hun-
dredths feet to a stake; and thence North twenty-seven
degrees thirty-six minutes and fifty seconds West one
hundred and seventy-one and sixty-three hundredths feet
to the place of beginning; containing three and thirty-
eight hundredths acres, more or less.
EXCEPTING and excluding from the parcels of land
hereinbefore described the following parcel of land con-
veyed by Charles Lockhart to Fishers Island Estates, Inc.
by deed dated October 4, 1955, recorded in the Suffolk
County Clerk's Office on Or�*O-K ' 7 iq^r in Deed Book
3990 page 4i , the following parcel of land being
bounded and described as follows:
Beginning at a stone monument on the Southeasterly
line of a roadway 40 feet in width at the Northeasterly
corner of this Grantor's land, said point being 2364.61
feet North of a point which is 2246.54 feet East of ano-
ther monument marking the U. S. Coast and Geodetic Survey
Triangulation Station "EAST END 2" and thence running
along said road line South 32 degrees OG minutes 50 sec-
onds Went 30.00 feet; thence North 51 degrees 36 minutes
East 36.37 feet; thence North 41 degrees 27 minutes 40
seconds West 10.00 feet to the point of beginning; con-
taining 0.004 of an acre, mora or less.
TOGETHER with all the right, title and Interest of
the party of the first part in and to the lands under
the waters of Fishers Island Sound and Block Island Soun
adjoining said premises.
TOOETNEE with all right, title and interest of the
party of the first part in and to all easements, rights-
of-way and rights, privileges and appurtenances whatso-
ever granted to Edith Wells Mayer by deed dated November
18, 1937, made by Fishers Island Corporation and re-
corded In said Clerk's Office In Deed Book 1955 page 454
20057M with the appurtenances and all the estate
and rights of the party of the first part in and to said
promises.
