Bennett having as coordinates South 12.5 feet, West 31n.4 feet referred to reference mark No. 2 of Wilderness Point O.P. as the Zero of coordinates, the said reference mark No. 2 being a copper disc stamped AAOP 2 (1940); thence by land of said Bennett South 34 degrees, 04 minutes East 265 feet, more or lass. to the mean high w ater line of Long Island to .thence Southwesterly along mean high water line of Long Island Sound, 315 feet more or less, to land of Fishers Island Corncration; thence by land of Fishers Island Corporation North 31 degrees, 18 minutes West, 330 feet, more or less; thence Northeasterly on a curve having a radius of 710.7 feet, and deflecting to the left for a distanc, of 303.3 feet, to Ile point of beeinning, containing 1.96 acres, more or lase. Beginning at a point on the southerly boundary line of a 401 road, said Point being the northpasterly corner of the premises herein described and ?.e —� extreme northwesterly corner of land now or formerly i belonging to Lillian W. Being the same premises as were conveyed to the parties of the first part herein by deed dated November 17, 1949, and recorded in the Office of the Clerk of the County of Suffolk on November 23, 1949, in Liber 3020 at Page 106. TOGETHER WITH all right, title and interest of the parties of the first part in and to any streets or roads which may abut said praises. SUBJECT TO the rights and easements granted to the Fishers Island Electric Corporation contained in Liber 2135 at C.P. 449, and to the Fishers Island Telephone Corporation in Liber 2135 at C.P. 443, and to reservations to the United States of America contained in Liber 3020 at C.P. 106, and existing easements for public roads and highways abutting said premises. AND the parties of the first part covenant that the parties of the first part have not done or suffered any- thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the parties of the first part, in compliance with Section 13 of the Lien Law, covenant that the parties of the first part will receive the consideration for this eon- veyanoe and will hold the right to receive such considers- tien as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of Improvement before using any part of the total of the same for any other purpose. IN WITNESS WHEREOF, the parties of the first part have duly executed this deed the day and year first above written.
