Wyckoff, New Jersey, and KATHRYN LOUISE NOBLE BOGERT, his wife, of

lying and being in the Town of Southold, Suffolk County, State of New York, being
1 a part of that portion of Fishers Island belonging to the grantor (which
e portion is hereinafter called the "Park") lying Easterly of the follow-
Ing line, viz.: _
BEGINNING at the southeasterly corner of land owned by the United Stated
known as the Fort H. G. Wright Military Reservation, Mount Prospect
Tract, on the shore of Block Island Sound or the Atlantic Ocean and run-
ning thence northerly following the East boundary of the said land of
the United States to the 3outnerly line of East End Road (sometlmee
called Oriental Avenue) and which point is the northeasterly corner of
land of the United States, thence crossing the East End Road and follow-
ing the same course as the last to the shore of West Harbor or Fishers
Island Sound;
Said lot or parcel of land being bounded and described as follows:
BEGINNING at a stone monument set on the Easterly side of a road forty
feet wide, said monument being 1320.75 feet South of a point which
Is 1372.36 feet West of another monument marking the U. S. Coast and
Geodetic Hurley Triangulation Staticin "Nine (which said "Nin" monument
is located near the Western and of a ridge overlooking the South shore
_ of Fishers Island and on the highest-point between Chocomount and Mount
Prospect and lies South 45 degrees 17 minutes and 26 seconds East of
North Dumpling Lignt in Fishers Island Sound);
AND RUNNING THENCE North 72 degrees and 59 minutes East 160.16 feet to a
stake;
THENCE South 26 degrees 4 minutes and 20 seconds East 125.05 feet to a
stake;
THENCE South 7 degrees 40 minutes and 40 seconds East 116.89 feet to a
stake marking a point of curve to the right whose radius is 24.31 feet
and the direction of whose radius at that point is South 82 degrees 19
minutes and 20 seconds West;
THENCE Southwsetwardly (folldwing the aro of said curve) 38.86 feet to
a stake set on the Northerly side of another road forty feet wide;

THENCE along the Northerly side of said road, South 83 degrees 55 m1n-
A, utas and 20 seconds West 133.10 feet to a :take marking a pbint of
curve to the right whose radius Is 12.33 feet and the direction of
whose radius at that point to North 6 degrees 4 minutes and 40 seconds
West;
THENCE Northwestwardly along the Northerly side of said rbad (and fol-
lowing the arc of said curve) 16.80 feet to a stake set at its inter-
section with the Easterly aide of the road first above mentioned;
THENCE along the Easterly side of Said road, North 18 degrees and 30
seconds West 99.01 feet to astake marking a point of curve to the
right, whose radius is 619.82 feet and the direction of whose radius
at that point is North 71 degrees 59 minutes and 30 seconds East;
AND THENCE Northwardly still along the Easterly aide of said road (and
following the are of said curve) 123,20 feet to the place of Beginning.
CONTAINING 1.01 acres, more or lase,
BEING and intended to be the same premises conveyed to the grantors
herein by Deed from Marjorie P. William: dated December 14 1942 and
recorded in Liber 2352 of Deeds at page 346, in the Suffolk County
Clerk's Office on April 20, 1944.
SUBJECT HOWEVER to any and all covenants and restrictions imposed by
a Deed from Fishers Island Corporation to Philip Williams, dated _
August 22, 1927 and recorded at Suffolk County Clerk's Office in
Liber 1293 of Deeds at page 01, and to any modifications or extensions
of the same,
SUBJECT FURTHER to any.and all easements or rights of way granted to
public utility services or maintenance of the same,in the beds of any
private road adjoining said premises, or over the lands immediately
adjacent thereto.
