THIS INDENTURE made the /44-'A day of February,
Nineteen Hundred and Sixty-Four, between FISHERS ISLAM
P I ESTATES, INC., a New York corporation, having its principal
office at 14 East 52nd Street, in the City, County and State
of New York hereinafter called the grantor, party of the

WITNESSETH: That the party of the first part, in
consideration of One Hundred ($100) Dollars, lawful money of
the United States, and other good and valuable consideration
paid by the parties of the second part, does hereby grant
and release unto the parties of the second, as tenants by
the entirety and to the survivor of them and to the heirs
and assigns of said survivor forever,
ALL those certain lots or parcels of land in the
Town of Southold, Suffolk County, State of New York,
being a part of that portion of Fishers Island belong-
ing to the grantor (which portion is hereinafter called
the "Park") lying easterly of the following line, viz.:
BEGINNING at the southeasterly corner of land now
or formerly owned by the United States, known as the
Fort H. G. Wright Military Reservation, Mount Prospect
Tract, on the shore of Block Island Sound or the At-
lantic Ocean (as said Tract was constituted prior to
the extension thereof by the acquisition of additional
lands in condemnation proceedings instituted in 1942)
and running thence northerly following the East boundary
of the said tract of land now or formerly of the United
States (as same was constituted prior to such extension
thereof) to the southerly line of East End Road (some-
times called Oriental Avenue) and which point is the
northeasterly corner of said tract of land now or for-
merly of the United States (aa same was constituted
prior to such extension thereof), thence crossing the
East End Road and following the same course as the last
to the shore of West Harbor or Fishers Island Sound;
Said lots or parcels of land being bounded and
described'as follows:
HOMESITE #1
BEGINNING at a monument at the Northwesterly end
of a proposed private road of the Grantor 50 feet in
width, said monument being fifteen hundred ninety and
twenty-four hundredths feet North of a point which is
sixteen hundred eighteen and sixty-seven hundredths
feet East of another monument marking the United States
Coast and Geodetic Survey Triangulation Station "PROS"
and thence running North 47 degrees and 38 minutes East
three hundred twenty eight and no hundredths feet to
another monument, being eighteen hundred eleven and
twenty-seven hundredths feet North of a point which is
eighteen hundred sixty-one and one hundredth feet East
of said "PROS" monument; thence North 36 degrees and
17 minutes West two hundred ninety-nine and thirty
hundredths feet to a monument at the shore line of the
Cove, said monument being two thousand fifty-two and

fifty-eight hundredths feet North of a point which is
sixteen hundred ei§hty-three and eighty-six hundredths
feet East of said Pros" monument; thence following
the meanders of said shore line on the following three
courses: (1) South 54 degrees and 32 minutes West
forty-seven and forty hundredths feet, (2) South 73
degrees and 39 minutes West two hundred eighty-six and
nineteen hundredths feet, and (3) South 20 degrees and
19 minutes West seventy and fifteen hundredths feet
to another monument at the shore line of the Cove, said
monument being eighteen hundred seventy-eight and seventy
three hundredths feet North of a point which is thirteen
hundred forty-six and twenty-eight hundredths feet East
of said PROS" monument; and thence South 43 degrees and
21 minutes East three hundred ninety-six and eighty
hundredths feet to the point of beginning, containing
two and ninety-two hundredths acres, more or less.
TOGETHER with an easement to the grantees, their
heirs and assigns, for ingress to and egress from said
'., lot above described, over and along such private roads
asnow or may hreafter exist connecting the premises
hereby conveyed with the public highway; provided, how-
ever, that the grantor hereby reserves the right to
change the location, route or grade of said roads from
time to time, provided that such change shall not pre-
vent adequate access to the premises hereby conveyed.

jBEGINNING at a monument on the Northeasterly line
of the road leading to the Peninsula, said monument
being fourteen hundred sixty-seven and nine hundredths
feet North of a point which is fourteen hundred ninety-
seven and sixteen hundredths feet East of another monu-
ment marking the United States Coast and Geodetic Sur-
vey Triangulation Station "PROS"; and thence running
North 44 degrees and 37 minutes East one hundred seventy-
three and no hundredths feet to another monument, being
fifteen hundred ninety and twenty-four hundredths feet
North of a point which is sixteen hundred eighteen and
sixty-seven hundredths feet East of said "PROS" monu-
ment; thence North 43 degrees and 21 minutes West
three hundred ninety-six and eighty hundredths feet
to a monument at the shore line of the Cove, said monu-
ment being eighteen hundred seventy-eight and seventy-
three hundredths feet North of a point which is thir-
teen hundred forty-six and twenty-eight hundredths
feet East of said "PROS" monument; thence following
the meanders of said shore line on the following two
courses: (1) South 6 degrees and 40 minutes West one
hundred one and twenty hundredths feet, and (2) South
45 degrees and 56 minutes West one hundred eight and
twenty hundredths feet to said Northeasterly line of
the road leading to the Peninsula; thence along the
Northeasterly side of said road line South 67 degrees
and 42 minutes East thirty-six and eighty hundredths feet
to a monument; and thence continuing along said road
line South 42 degrees and 55 minutes East three hundred
three and one hundredth feet to the point of beginning,
containing one and thirty-eight hundredths acres, more
