SECOND PARCEL All right, title and interest of the party of the first part in and to the twenty foot, twelve foot and ten foot rights of way as shown on said map, other than lands included In the Peninsula Road and other than the portion of the twenty foot right of way lying between Lots 1, 2, 3 and Lots 28, 27 and 26, as shown on said map, heretofore conveyed by the party of the first part '.. to the party of the second part.
