TORRANCE of the City of Waterbury, County of New Haven, State of Connecticut, Party of the First Part, and ISABEL H. BOSWELL of the City of Cincinnati, County of Hamilton, State of Ohio, Party of the Second Part, W I T N E S S E T H : That the Party of the First Part, in consideration of a valuable mum in dollars paid by the Party of the Second Part, doe■ hereby grant and release unto the Party of the Second Part, her heirs, executors and assigns forever, all that lot or parcel of land, with the buildings and improvements thereon, in the Town of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island belonging, now or formerly to Fishers Island Corporation (which portion is hereinafter called the "Park") lying Easterly of the following line, viz: BEGINNING at the southeasterly corner of land owned by the United States, known as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean and running thence northerly following the East boundary of the said land of the United States to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of land of the United States, thence crossing the East End Road and following the same course as the last to the shore of West Harbor or Fishers Island Sound; said lot or parcel of land being bounded and described as follows: BEGINNING at a stone monument set on the Easterly side of a road forty feet wide, said monument being six hundred and forty-seven and thirty-aeven hundredths feet West of a point which is seven hundred and ten and three hundredths feet South of another monument marking the U. S. Coast and Geodetic Survey Triangulation Station "Nin" (which said "Nin" monument is located near the Western end of a ridge overlooking the South shore of Fishers Island and on the highest point between Chocomount and Mount Prospect and lies South forty-five degrees seventeen minutes and twenty-six seconds East of North Dumpling Light in Fishers Island Sound); and running thence South twenty degrees five minutes and twenty seconds East one hundred and fifty-six and forty-nine hundredths feet to a stake; thence South thirty-three degrees and sixteen minutes East one hundred and eighty-seven and seventeen hundredths feet to a stake; thence South forty-aix degrees forty- four minutes and fifty seconds West two hundred and four and twenty-one hundredths feet to a stake; thence North thirty-seven degrees forty-seven minutes and thirty seconds West sixty-one and forty hundredths feet to a stake; thence North forty-four degrees four minutes and twenty seconds West fifty-five and fifteen hun- dredths feet to a stake; thence South fifty-five degrees twenty- seven minutes and twenty seconds West one hundred and fifty-three and thirteen hundredths feet to a stake; thence North forty-three degrees forty-four minutes and thirty seconds West fifty-eight and one hundredth feet to a stake set on the Easterly side of said road; thence along the Easterly side of said road, North twenty- nine degrees and twenty-eight minutes East one hundred and five- and fifty-one hundredths feet to a stake marking a point of curve to the right whose radius is four hundred and eighty-two and sixty- seven hundredths feet and the direction of whose radius at that point is South sixty degrees and thirty-two minutes East; thence Northwardly, along the Easterly aide of said road (and following the arc of said curve) one hundred and twenty-two and twenty-four hundredths feet to a stake; thence still along the Easterly aide of said road, North forty-three degrees fifty-eight minutes and forty seconds East thirty-eight and fifty-seven hundredths feet to a stake marking a point of curve to the left whose radius is two hundred and eighty-four and fifty-three hundredths feet and the direction of whose radius at that point is North forty-six degrees one minute and twenty seconds West; thence Northwardly, still along the Easterly side of said road (and following the are of said curve) one hundred and fifty-nine and twenty hundredths feet to a stake; and thence, still along the Easterly side of said road, North eleven degrees fifty-five minutes and ten seconds East forty-five feet to the place of beginning, containing one and seventy hundredths acres, more or less. Being the same premises conveyed to the Party of the First Part by Mary Wade White by Quit-Claim deed dated June 2, 1948, and recorded in Liber 285, Page 119 of the Suffolk County Clerk's Office, on June 9, 1949. Said premises are subject to all of the reservations, restrictions, covenants and conditions contained in the deed from Fishers Island Corporation to William Henry White dated December 31, 1927, recorded in Liber 1329, Page 487 of the Suffolk County Clerk's Office; and taxes covering the period from December 1, 1963 to November 30, 1964.
