BUCKLEY, residing at Auburn, Worcester County, Massachusetts, hereinafter called the party of the second part, o- 1jSf}Sj , That the party of the first part, in consideration of the sum of _ _ _ _ _ _ _ _ _ _ ONE _ _ _ - - - - - - - - - - Uoll at, ($ 1,00 ),lawful monel of the United States, and other good and valuable c n s i de r at l on pail by the party of the second part. does hereby grant and release unto the party of the v,cond part, his heirs and assigns,forever, All that Urarte or 11arre of 1'allt, situate in the Township of Southold, County of Suffolk and State If New York, with the buildings and Improvements thereon erected, situate, lying and being upon Fishers nated Highland Shown and Fishers g Island,�pSutfolk on a rGountytain epN:nt Yorks 1885"oand filed 1n the office of the Cle tk of Suffolk County, New York, at Riverhead on October 19, 1887, as Lot Number Twenty-two (No. 22) and more particularly bounded and described as follows: BEGINNING AT a point on the southerlyside of Equestrian Avenue as Shown on said map, distant one hundred and ten (110) feet westerly from the corner formed by the intersection of the southerly line or side of Equestrian Avenue and the westerly line or side of Hillside Avenue as shown on said map; and running thence in a southerly direction one hundred and five (105) feet, more or less, to the southerly bounds of Lot No, 21, at a point one hundred and fifteen (115) feet, more or less, westerly from the westerly side of Hillside Avenue; thence westerly and parallel, or nearly so, to Equestrian Avenue one hundred and twenty-two (122) feet; thence northerly and along the westerly line of said Lot No. 22, as shown on said map, one hundred and five (105) feet, more or less, to the southerly line of Equestrian Avenue; thence easterly along the southerly line of said Equestrian Avenue one hundred and thfrty-seven (137) feet to the point or place of beginning, BEING a portion of the premises heretofore conveyed by James H. Lyles, Trustee, to said George H. Bartlett and Others by deed dated November 18, 1882, and recorded in the office of the Clerk of Suffolk County on November 20, 1882, Liber 269, page 266, and subject to the covenants and conditions therein expressed. And the party hereto of the first part also grants and releases unto the said party hereto of the second part, his heirs and assigns forever, her right, title and interest In and to Equestrian Avenue fronting and abutting on the premises above described, and all right, title and interest In and to any land lying between the premises above conveyed and the said Equestrian Avenue as now laid out. And the party hereto of the first part also grants and releases unto the said party of the second part, his heirs and assigns, a half Interest in a right of way ten (10) feet wide from the north side of Fquestrian Avenue opposite the premises hereby conveyed to Little Hay Harbor, said right of way being bounded and described as follows: Commencing at a mere stone upon the northerly side of Equestrian Avenue In front of premises herein conveyed upon the boundary line between the land owned by Walter H. Allen and William 0, Morgan; thence running northerly by and along said easterly line of said land of Walter B. Allen about one hundred and seventeen (117) feet and seven (7) inches to the shore of Little Hay Harbor at high water mark; thence easterly along said shore by high water mark ten (10) feet; thence southerly upon a line parallel to the first line described from said mere stone to Little Hay Harbor to Equestrian Avenue. That the said party of the second part, his heirs and assigns, will not permit or erect or allow to be erected or maintained on the said premises any wharf or pier other than such as might be necessary for a yacht or pleasure boat and will not permit the landing upon such wharf or pier that may be erected for pleasure craft any passengers or merchandise for hire or pay from any vessel upon which the same may be carried, and will not permit or erect or allow to be erected upon the beach or shore herein conveyed any buildings or structures except a pier as above mentioned. PROVIDED, that in the event of the laying out and opening of a highway or street between Equestrian Avenue and Little Hay Harbor within three hundred (300) feet from the right of way hereby granted thereupon all the rights of the said party of the second part, his heirs and assigns, in said described right of way shall cease and terminate. BEING the same premises conveyed by deed of Harry G. Wales, and Virginia B. Wales, his wife, under date of October 17, 1910, to said Henry Bosch, and recorded in ' County Clerk's Office In Liber 748 of deeds, page 107, on the 25th day of October, 1910, at 2:00 o'clock P.
