D THIS INDENTURE, made the Ayday of July
In 1965, between FISHERS ISLAND DEVELOPMENT COR-
PORATION, a New York corporation, having its

K (hereinafter called Grantor),and LUCILLE P.
BALCOM, residing at 619 Island Drive, Palm
Beach, Florida (hereinafter called Grantee);
WITNESSETH, that the Grantor, in consideration of
One Hundred Dollars (=100), lawful money of the United Statei ,
and other good and valuable consideration paid by the Grants ,
does hereby grant and release unto the Grantee, her heirs
and assigns forever the premises described on Schedule A
attached hereto and made a part hereof, and on the Survey,
dated October 1964, made by Chandler & Palmer, attached
thereto, together with the improvements thereon (the prop-
erty and improvements hereinafter collectively called the
Premises);

SCHEDULE A
A certain tract or parcel of land with the build-
ings standing thereon located at Fishers Island, Town of
Southold, County of Suffolk, State of New York, being
bounded and described as follows:
Beginning at a bolt in a boulder at the shore of
Fishers Island Sound, said point being 549.51 feet South of
a point which is 3047.00 feet West of a monument marking the
United States Coast and Geodetic Survey Triangulation Station
East End 2" (which said East End 2" is located on the sum-
mit of the highest hill East of East Harbor on Fishers
Island, N. Y. and lies South 000 54' West of Latimer Reef
Light in Fishers Island Sound); and thence following the
meanders of said shore line South 860 46' West 178.7 feet and
North 650 37' West 110.0 feet; thence South 230 00' West
50.89 feet to an iron; thence South 680 23' East 145.8 feet;
thence South 550 56' East 142.9 feet to a monument; thence
North 750 36' East 129.56 feet to a monument; thence North
80 23' East 96.88 feet to the shore of said Sound; thence
along the meanders of said shore line North 700 55' West
24.0 feet and North 820 19' West 70.0 feet to the point of
beginning.
Containing 0.80 acres more or less as shown on the
attached survey, dated October, 1964, made by Chandler &
Palmer.
Together with the right to use in common with
others a road over a strip of land 20 feet In width, the
center line of said right of way being described as follows:
Beginning at a point on the Northerly line of the
main road leading to the East End, said point being 1260.24
feet South of a point which is 2605.22 feet West of said
East End 2" monument and thence runningg North 460 09' West
192.99 feet; thence North 410 45' West 89.34 feet; thence
North 290 23' West 96.69 feet; thence North 340 49' West
79.12 feet; thence North 240 20' West 61.97 feet; thence
North 180 34' West 179.31 feet; thence North 200 00' West
20 feet more or less to the Southeasterly line of the above
described tract.
The westerly portion of the Premises is a portion
of Parcel 4 described in the deed, dated September 20, 1948,
made between Fishers Island Estates, Inc. and Remington Rand
Inc., recorded in the Suffolk County Clerk's office in Liber
2876 of Conveyances at Page 403, and is subject to the agree-
ments, covenants and restrictions contained in said deed. So

as to restrict the balance of the Premises in like manner,
Grantee, for herself, her heirs, legal representatives and
assigns, covenants and agrees with Grantor as follows:
