THIS INDENTURE, made the 18th daffy or Aims
Nineteen hundred and sixty-four, between FISKINS ISLAM
ESTATES, INC., a New York corporation, having its principal
office at 14 East 52nd Street, in the City, County and State
of New York, hereinafter called the grantor, party of the
first part, and WALKER G. BUCXMM and Na Y. his
wife, both residing at 120 Eget Ind Avenue, New York 26, Now
York, hereinafter called the grantees, parties of the second
part;
WITNESSETH: That the party of the first part, in
consideration of One Hundred Dollars (;100.00), lawful money
of the United States, and other good and valuable considera-
tion paid by the party of the second part, does hereby grant
and release unto the parties of the second part, as tenants
by the entirety and to the survivor of them and to the heirs
and assigns of said survivor forever,
ALL that lot or parcel of lend in the Town of
Southold, Suffolk Coufty, State of New York, being a
part of that portion of Fishers Island belonging to
q0 the grantor (which portion is hereinafter called the
"Park") lying easterly of the following line, viz.:
BEGINNING at the southeasterly comer of land
owned by the United States, known as the Fort H. G.
q Wright Military Reservation, Mount Prospect Tract, on
-' the shore of Block Island Sound or the Atlantic Ocean
• e (as said Tract was constituted prior to the extension
aj thereof by the acquisition of additional lands in con-
demnation proceedings instituted in 1942) and running
thence northerly following the East boundary of the
said tract of land of theUnited States (as same was
constituted prior to such extension thereof) to the
southerly line of East End Road (sometimes called
Oriental Avenue and which point is the northeasterly
corner of said ract of land of the United States (as
same was constituted prior to such extension thereof),
thence crossing the Feet Find Road and following the
same course as the last to the shore of West Harbor
or Fishers Island Sound;
Said lot or parcel of land being bounded and des-
cribed as follows:
Beginning at a point on the Southeasterly side of
a road, said point being two hundred sixty-five and
fifty-three hundredths feet South of a point which is
one thousand fifty-eight and ninety-eight hundredths
feet East of a monument marking the United States Coast
and Geodetic Survey Triangulation Station "Chocomount
2" (which monument is located on the summit of the
highest hill on Fishers Island about 2-1/4 miles West o
the Eastern End of Fishers Island and lies South 79
degrees 29 minutes 46 seconds Fast of North Dumpling
Light in Fishers Island Sound) and thence running along
said road line North 46 degrees 10 minutes 30 seconds
East one hundred sixteen and eighty-nine hundredths
feet to a point of curve to the right whose radius is
fifteen and forty-eight hundredths feet and the direc-
tion of whose radius at that point is South 43 degrees
49 minutes 30 seconds East; thence Eastwardly along
the Southerly side of another road and following the

are of said curve thirty-three and eighteen hundredths
feet; thence along the Southwesterly line of said road
South 11 degrees 01 minutes 10 seconds East twenty-
five and zero hundredths feet to a point of curve to
the left whose radius is four hundred twenty-nine and
eleven hundredths feet and the direction of whose
radius at that point is North 78 degrees 58 minutes
50 seconds East; thence Southeastwardly along said
road line and following the arc of said curve one hun-
dred fifty-nine and fifteen hundredths feet; thence
along said road line South 32 degrees 15 minutes 54 sec
onds Fast ninety-five and fifteen hundredths feet to
a point of curve to the right whose radius is two hun-
dred sixty-five and ninety-four hundredths feet and
the direction of whose radius at that point is South
68 degrees 51 minutes 46 seconds West; thence South-
wardly following the are of said curve two hundred
sixty-six and twenty-five hundredths feet to a monu-
ment; thence North 23 degrees 45 minutes 50 seconds
West four hundred seventy-two and forty-one hundredths
feet to the point of beginning, containing 1.25 acres,
more or less.
TOGETHER with an easement to the grantees, their
heirs and assigns, for ingress to and egress from the
premises hereby conveyed over and along such private
roads as now or may hereafter exist connecting the
premises hereby conveyed with the public highway; pro-
vided, however, that the grantor hereby reserves the
