trustees under the Will of Lily Cushing Boyd, deceased, party of
the first part and Lily Emmet West,, residing at 11 Steele Road,
London N.W. 3 England , party of the second part,
WITNESSETH, that the part of the first part in consider-
ation of Fifty Three thousand dollars ($53,000.00) and other
valuable consideration paid by the party of the second part does
hereby grant and release unto the party of the second part the
heirs or successors and assigns of the party of the second part

said other lands of Lily Cushing Boyd, 60.92 feet, to the point
or place of beginning and containing 0.045 acres, more or less.

BEGINNING at a point on the southeasterly line of Madeline
Avenue, said point being 4327.47 feet North to a point which is
383.80 feet West of a monument marking the U.S. Coast & Geodetic
Survey Triangulation Station "PROS" and thence running South

point which is 165.98 feet West of another monument marking the
U.S. Coast and Geodetic Survey Triangulation Station "PROS";

bound; thence South 800 54' 15" West 60.0 feet, these last two
lines abutting Southwesterly and Southeasterly on Madeline
Avenue; thence North 9" 05' 45" West 355.2 feet thence North
86° 44' 20" East 60.92 feet to the Southwesterly line of
Munnatawket Roadt thence South 44" 19 ' 45" East 243.43 feet to
a stone monument, abutting Northeasterly on said Road; thence
South 3" 35 ' 20" East 192.00 feet to the point of beginning,
abutting Easterly on Central Avenue, containing 1.31 acres,more
or less.
TOGETHER with a right of way, for use as a bathing beach and for
access to West Harbor, over a tract of land on the Easterly side
of Central Avenue, being bounded and described as follows:
BEGINNING at a point on the Easterly line of Central Avenue, said
point being North 86" 24' 40" East a distance of 40.00 feet from
the point of beginning of the above described tract; thence
running North 3" 35' 20" West 50.0 feet, abutting Westerly on said
Avenue; thence North B6", 24" 40" East 16 feet, more or less, to
the shore of West Harbor; thence Southerly along the shore of
West Harbor 50 feet, more or less; thence South 86" 24 ' 40"
West 18 feet, more or less to the point of beginning.
TOGETHER with all right, title and interest, if any
of the party of. the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the successors and assigns of the party of
the second part forever.

Being the same premises conveyed to the party of the
first part by deed made the 28th day of July, 1972 and recorded
March 23, 1973 in Liber 7366 at page 240 in the Office of the
Clerk of Suffolk County.
AND the party of the first part, in compliance with
Section 13 of the Lien Law, hereby covenants that the party of
the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total
of the same for any other purposes.
