East 62.40 feet to a drill hole in a boulder; thence North 17°
59 ' West 101. 59 feet to another monument; thence North 29° 29 '
East 103. 76 feet; thence North 60 01 ' East 107. 61 feet to another
monument at the shore of Fishers Island Sound; thence following
the meanders of said shore line on the following five courses;

North 700 55' West 195. 31 feet to land of Balcom known as the boat

Subject to the right of others to use in common with
the party of the second part a road over a strip of land 20
feet in width, the center line of said right of way being
described as follows:
Beginning at a point on the Northerly line of the
main road leading to the East End, said point being 1,260.24
feet South of a point which is 2 , 605. 22 feet West of said
"East End 2" monument and thence running North 46° 09' West
192. 99 feet; thence North 410 45' West 89. 34 feet; thence
North 291 23' West 96. 69 feet; thence North 34° 49' West

Subject to an easement for the existing water line
extending Northwesterly from said road but together with

conduit the centerline being described as follows:
Beginning at a point on the Northerly line of said
road, said point being located South 890 59' East 5 feet
from the monument at the point of beginning of the above
described tract and thence running North 20° 13' East 12. 0

about 64 feet.
TOGETHER with all rights of the party of the first
part pursuant to the approval, consent and conveyance set
forth in the instrument dated December 21, 1965 executed by
FISHERS ISLAND ESTATES, INC. and annexed to the
deed (page 33 of Liber 5884 of Deeds) , hereinafter referred to. *,
Subject, furthermore, to all other agreements,
covenants, restrictions, conditions , reservations , rights
of way and obligations of record and still in force,
including without limitation those contained in the deed
dated December 21, 1965 from FISHERS ISLAND DEVELOPMENT
CORPORATION to the party of the first part, recorded
on December 24 , 1965 by the Suffolk County Clerk in
Liber 5884 of Deeds at page 24 et seq.
Being and intended to be the premises conveyed to the
party of the first part by the aforesaid deed.
Said premises are improved by a one or two family
dwelling.
*Together with a non-exclusive easement for ingress and egress
to and from the premises over and along such private roads as
now or hereinafter connect directly or indirectly to a public
highway.
