testamentary were issued by the Surrogate's Court, Suffolk County, New York
on June 24, 1977 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of THIRTY-
FIVE THOUSAND ($35,000.00) DOLLARS

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imtht on Fishers Island in the Town of Southold, County of Suffolk
and State of New York, located from a point known as U.S. Coast and Geodetic
Survey, Triangulation Station, "Pros" a distance of 5369.16 feet North, thence
West a distance of 1108.79 feet to a point on Avenue B which marks easterly
corner of lot bounded and described as follows:
Beginning from above located point on Avenue B the line runs S. 3°59' 40" !•'.
a distance of 86 feet along a right of way. The line then deflects and runs S.
53° 52' 10" W. a distance of 69 feet along same right of way. From this point
the line runs N. 24° 36' 50" W. a distance of 75.29 feet and again deflects and
runs N. 74.00 feet to Avenue B. From there the line runs S. 800 30' 40" E. along
southerly side of Avenue B a distance of 85.00 feet and again deflects and runs
RPC.E- S. 78° 03' 10" E. for 9.41 feet also on Avenue B to point of beginning.

old, Suffolk County, State of New York, bounded and described as follows: Beginning
at a point on the northwesterly line of a right of way 12 feet in width leading south-
westerly from Avenue "B", said point being 5242.69 feet North of a point which is
\� 1170.48 feet West of a monument marking the U.S. Coast and Geodetic Survey Triangu-
lation Station "PROS" and thence running North 24°36'50" West, 75.29 feet to a
'"4 stone monument; Thence South 1°41'50" West, 25.99 feet; Thence South 9026' East,
t� 59.67 feet to the northwesterly line of said right of way; Thence along said right
of way North 53°52110" ZI 27.7 feet to the point of BEGINNING.

o described in a northwesterly direction, having as its easterly boundary the boundary
