monument being located 1783.10 feet North of a point which is 2623.60 feet West
of a monument marking the United States Coast and Geodetic Survey Triangulatic
Station "PROS" and thence running South 12° 59' 20" East 105.00 feet along said

Subject to a pole line easement, 10 feet in width, crossing the above
described tract, the center of said easement being described as follows:
Beginning at a point on the Southwesterly line of Heathulie Avenue said
point being 1810.99 feet North of a point which is 2684.08 feet West of said
"PROS" monument and running South 53" 53' 50" East 80.42 feet.
Subject also to a pole line easement, 10 feet in width, the center of
said easement being described as follows:
Beginning at a point on the Southwesterly line of Heathulie Avenue said
point being located 1831.09 feet North of a point which is 2727.67 feet West
of said "PROS" monument and thence running South 51° 02' 00" West 84.05 feet.
BEING a portion of the same premises (i) as to an undivided 1/2 interest,
devised to Briscoe R. Smith and Theodore H. Smith, III, as devisees, sul"ect
to a life estate in favor of Mary Ranson Smith, under the Last Will and- --,
Testament of Winifred B. Clark, deceased, and (ii) as to the other undivided
1/2 interest, conveyed to Mary C. Blanchard and Norman D. Carter by deed from
Janet B. Carter, dated August 2, 1960 recorded in the Office of the Clerk of
Suffolk County, New York, on August 29, 1960 in Liber 4865 of conveyances, at
