lying and being in the Town of Southold, Suffolk County, State of New York,
being a part of that portion of Fishers Island, which .portion
is commonly known and referred to "Park lying

BEGINNING at the southeasterly corner of land owned by the
y United States , known as the Fort H. G. Wright Military Reservation,
Mount Prospect Tract, on the shore of Block Island Sound or the
T Atlantic Ocean and running thence northerly following the East bound-
L019 ary of the said land of the United States to the southerly line of
East End Road (sometimes called Oriental Avenue) and which point is
the northeasterly corner of land of the United States, thence cross-
ing the East End Road and following the same course as the last to
the shore of West Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows :
BEGINNING at a stone monument set on the Northerly side of a road
forty feet wide, said monument being thirty-nine hundred and ninety-
four and forty-hundredths feet West of a point which is six hundred
and thirty-four and six-hundredths feet South of another monument
marking the U.S. Coast and Geodetic Survey Triangulation Station
"Chocomount 2" (which said"Chocomount 2" monument is located on the
summit of the highest hill on Fishers Island, N.Y. about two and one-
quarter miles West of the Eastern end of Fishers Island and and
South
seventy-nine degrees twenty-nine minutes and forty-six seconds East
of North Dumpling Light in Fishers Island Sound) ; and running thence
_ North thirty-three degrees four minutes and fifty seconds West two
hundred and seventy-nine and ten-hundredths feet to the shore of
Fishers Island Sound; thence, with the meanders of said Sound, North
eleven degrees and fifty-seven minutes East thirty-three and eighteen-
hundredths feet, North sixty-two degrees and forty-seven minutes East

seconds East thirty-nine and ninety-seven hundredths feet to a
stake marking a point of curve to the right whose radius is two
hundred and seventy-eight and thirty-six hundredths feet and the
direction of whose radius at that point is South thirty-one degrees
fifty-three minutes and forty secolTds West; thence Southeastwardly
(following the arc of said curve) one hundred and fifty-five and
eighty-hundredths feet to a stake; thence South twenty-six degrees
two minutes and ten seconds East forty-three and -sixty-eight hun-
dredths feet to a stake set on the Northerly side of said road;
and thence, along the Northerly side of said road, South sixty-one
degrees twenty-seven minutes and forty seconds West three hundred
and six feet to the place of beginning; containing two and eleven-
hundredths acres , more or less, being and intending to be the same
property conveyed by deed dated June 17, 1927 and recorded, in Liber
1276, pages 117-120 on June 23, 1927, of Fishers Island Corporation
to Corinne G. Rafferty, who died on August 16, 1977 leaving a last
will and testament which was admitted to probate by the Surrogate' s
Court, County of New York, State of New York on September 2, 1977
by the terms of which, at Article FOURTH, the said Corinne G.
Rafferty gave and devised the said property to the party of the
first part and to the party of the second part, as tenants in
common,
TOGETHER with all the right, title and interest of the party
of the first part in and to the lands under the waters of Fishers
Island Sound adjoining said premises ,
