All that certain plot , piece or parcel of land, with the buildings

and improvements thereon erected, situate, lying and being at
FISHERS ISLAND, in the Town of SOUTHOLD, County of SUFFOLK and
State of NEW YORK, more particularly bounded and described as follows:
BEGINNING at a point on the Southerly line of Avenue B at the north-
easterly corner of land now or formerly of Ripanti , said point of be-
ginning being North 5366.65 feet and West 1096.93 feet as measured
from the U. S. Coast and Geodetic Survey Triangulation Station "Pros",
and running thence South 780 03' 10" East 110.18 feet to a point marke
by an iron pipe set in the northwesterly corner of land now or for-
merly of Pierre S. DuPont ; running thence along said DuPont 's land
South 30 59' 40" West 124.66 feet to an iron pipe marking the north-
easterly corner of land recently conveyed by the party of the first
part to Hoskins; running thence along said land of Hoskins South 850
51t 40" West 110.23 feet to a point on the easterly line of land now
or formerly of Ripanti, marking the northwesterly corner of said
Hoskins' land and running thence North 30 59' 40" East 155.52 feet to
the point or place of beginning.
Subject to a right of way 10 feet in width for purposes of ingress
and egress from Avenue B to said land of Hoskins, the center line of
which commences at a point on the southerly side of Avenue B 5.05 feet
z along said southerly line southeasterly from the point of beginning
C) I of the premises above described, and said point of beginning at the
center line of which and runs thence the following two courses :
N 1 ) South 30 59' 40" West 63.0 feet; thence
2 South 80 35' O" East 93 feet more or less to the Southerly line
of the above described premises.
And being the same premises as conveyed to Cecelia Dezeck by
virtue of a Warrantee Deed from Henry M. Zabohonski and Annette
ti Zabohonski dated December 8, 1973 and recorded December 11, 1973 in
Liber 7548 , cp 239.
