2. Covenants, agreements and reservations in a Deed from Fishers Island
Corporation to Grant G. Simmons dated March 25, 1931, and recorded in Liber 1569
at Page 419 in the Land Records of the Town of Southold, County of Suffolk and
State of New York.

SCHEDULE A
All that certain plot, piece or parcel of land, with the buildings and improve-
meats thereon, situate, lying and being on East Point, Fishers Island, in the
Town of Southold, County of Suffolk and State of New York and described as
follows:
All that lot or parcel of land, with the buildings and improvements thereon,
in the Tcwa of Southold, Suffolk County, State of New York, being a part of
that portion of Fishers Island (which portion is hereinafter called the "Park")
"lying easterly of the following line, viz.:
Beginning at the southeasterly corner of land now or formerly owned by the
United States, kaown as the Fort H. G. Wright Military Reservation, Mount
Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean and
running thence northerly following the east boundary of the said land now or
formerly of the United States to the southerly line of East End Road (sometimes
called Oriental rvenue) and which point is the northeasterly corner of land now
or formerly of the United States, thence crossing the East End Road and follow-
ing the same course_ as the last to the shore of West Harbor or Fishers Island
Sound;
Said lot or parcel of land being bounded and described as follows:
- Beginning at a stone monument set on the northerly side of a road thirty feet
wide, said monument being twenty-five hundred and forty-three and twenty-
hundredths feet east of a point which is twenty-four hundred and forty-eight
hundredths feet north of another monument marking the U. S. Coast and Geodetic
Survey Triangulation Station "East End 2" (which said "East End 2" monument is
located on the summit of the highest hill east of East Harbor on Fishers Island,
N.Y. and lies south fifty-four minutes west of Latimer Reef Light in Fishers
Island Sound) ; and running thence north six degrees nine minutes and ten seconds
west two hundred and nineteen and eighty-nine hundredths feet to the shore of
Fishers Island-Sound; thence, with the meanders of said Sound; north seventy-
nine degrees forty-two minutes and fifty seconds east two hundred and sixty-
three and twenty-three hundredths feet, south seventy-four degrees fifty
minutes and ten seconds east one hundred and ten and eighty-six hundredths
feet, north eighty degrees forty-three minutes and ten seconds east one
hundred and fifty-five and three-hundredths feet, south eighty-eight degrees
eleven minutes and thirty seconds east ninety-five and five-hundredths feet, -
south seventy-one degrees eighteen minutes and fifty seconds east one hundred
and forty-three and fifty-seven hundredths feet and south seventeen degrees -
thirteen minutes and ten seconds east one hundred and four and sixty-nine _
hundredths feet to the shore of Block Island Sound; thence, with the meanders
of said Sound south forty-seven degrees seven minutes and twenty seconds west
fifty-seven and thirty-one hundredths feet, south sixty-seven degrees twenty
minutes and fifty seconds west one hundred and thirty-seven and sixty-two -
hundredths feet, south fifty-two degrees twelve minutes and -fifty seconds
west three hundred and thirty-seven and eighty-five hundredths feet, south 1
thirty-two degrees forty-four minutes and ten seconds west ninety-nine and
eighty-six hundredths feet, south eighty degrees fifty-seven minutes and'
forty seconds west forty-four and fifty-five hundredths feet and south forty- _

seven and eighty-nine hundredths feet to a stake; thence north twenty-tbras

beginning; containing six and fifty-two hundredths acres, more or less, except
as the area thereof may have been reduced by erosion along the shore of Fishers
Island Sound and Block Island Sound.
Together with all the right title and interest of the seller in and to the
land under the maters of Fishers Island Sound and Block Island Sound and in
and to any land which may lie between the meander lines as set forth in the
above description and the actual high water mark.
Together also with an easement for ingress to and egress from the premia above
