THIs INDENTURE, made the 21st day of December, Two Thousand and

residing at 375 Fisherman Beach Road, Cutchogue, New York 11935,
party of the firet part, and STEVEN M. SCHOCHET and MARGARET SCHOCHET, husband
and wife, residing at 17 Tappen Drive, Melville, New York 11747,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN and 00 / 100---

BEGINNING at a point on the northerly side of a 50 foot Private
Road known as Sleepy Hollow Lane (which point is the southwesterly
corner of the premises herein described and the southeasterly corner
of the premises now or formerly of Patricia Dart Milford), said point
of beginning bein9 the following course and distance from the
southerly terminus of the easterly side of the public highway known
as Willow Pond Lane, South 76° 08' 50" East, a distance of %65.00
feet; running thence from said point of beginning running alon9 the
easterly side of land now or formerly of Patricia Dart Milford, North
17° 07' 20" East, a distance of 277.18 feet to the land now or
formerly of Southold Development Corporation; thence North 77° 05'
20" East, along the said land a distance of 26.30 feet to the land of
the Nature Conservancy; thence South 64° 10' 40" East, a distance of
132.72 feet; thence alon9 land now or formerly of Alfred E. Dart and
Alice J. Dart, his wife, now known as the "Subdivision Map of Sleepy
Hollow,, Map #6351 South 21° 18' 00" West, a distance of 263~27 feet
to the northerly side of Sleepy Hollow Lane; thence along said
northerly side of Sleepy Hollow Lane, North 76° 08' 50" West, a
distance of 135.00 feet to the point or place of BEGINNING.
TOGETHER with a right of way (in common with others) over the aforesaid
50 foot Private Road, the Northerly side of which extends from the South-
easterly corner of the premises above described, and runs North 76° 08' 50"
West, 500.00 feet to the Easterly side of said 50 foot Private Road, which
Easterly side extends North 13° 51' 10" East, 200 feet to the Southerly
terminus of the Easterly side of Willow Pond Lane, said right of way ~ein9
for the purpose of ingress and egress to and from said premises and to and
from the said public highway known as Willow Pond Lane, and for the purpose
of installation, maintenance, repair and replacement of public utility
lines, wires and conduits below the surface, above the surface and on the
surface of said right of way in such manner as not to interfere with -
surface travel.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and dghts of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the path/of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered In any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
