COMMENCING at a small rock on the shore visible at ordinary high tide (said
rock being in the southeastern corner of said lot and 35 feet from the nearest
surface of a large and high rock easterly therefrom, and also 42 feet from the
nearest surface of a still larger rock lying on the shore at high tide and
1 '1 northwesterly from said point) ; thence northwesterly by and along the shore of
the so-called "Western Harbor," 172 feet to the northerly face of a high rock
located 16-1/2 feet from another rock in the same direction still farther on;
thence south 38-1/2 degrees west 98 feet to a point 18 feet from a large rock
lying northerly therefrom (this corner of 98 feet marking the easterly side of
a road or passageway about one rod wide leading to the water) ; thence south
Q 11 degrees west by and along said road or passageway 210 feet to a merestone;
thence south 38-1/2 degrees east by and along said road or passageway 119 feet
to a merestone; thence north 31-3/4 degrees east 300 feet to a small rcck, the
point of departure; said lot containing 1-1/100 of an acre of land;
Excepting the land conveyed to David Torrance by deed dated September 10, 1885
executed by George W. Roberts and Nellie A. Roberts (parents of Alfred E. Roberts
and George W. Roberts) including, however, in this conveyance all right, title
and interest of the grantor hereto under the reservation in said deed to David
Torrance dated September 10, 1885 of the right to draw water from the well on
the premises thereby conveyed, and the right therein reserved to pass and repass
to and from said well, and all rights reserved in and by said deed in respect
of the rights of way therein granted and the right to locate or relocate such
rights of way;
Subject to the reservation of Alfred E. Roberts and Bertha R. Roberts,
' their heirs and assigns, of the right to use in common with others the dock or
wharf extending from the premises first above described with the right to pass
with or without their guests and invitees to and from the same over the land
above described in the most reasonably convenient way for all concerned at all
times during the lives of said Alfred E. Roberts, Bertha R. Roberts and their
' O daughter, Barbara Delphine Lange, or the survivor of them, such reservation

Being the same premises that were conveyed to George W. Roberts, father
of Alfred E. Roberts, George W. Roberts and Helen M. Roberts, by Daniel D. Latham
)' by his deed dated April 16, 1882 and recorded in the Suffolk County Clerk's Office,
s liber 273, page 439 on April 27, 1883
C. William Hale, Jr. acquired his interest in said premises by deed of Charlotte
R. Hubbard dated October 4, 1978, and recorded simultaneously herewith.
Katherine R. Hale acquired her interest in said premises under the third clause
of the will of George W. Roberts who died in Springfield, Hampden County, Massa-
chusetts on Jan. 28, 1954 (Probate Case No. 993011.

Being the same premises that were conveyed to George W. Roberts, father

The said George W. Roberts died in Springfield, Hampden County, Massa-
chusetts on Jan. 28,1954(Probate Case No. 99301); see deed of Alfred E. Roberts
and Bertha R. Roberts dated March 24, 1949 and recorded April 26, 1949, Suffolk
County, liber 2943, page 59 and deed dated April 4, 1951 from Helen Roberts
Akley, formerly Helen M. Roberts, recorded April 17, 1951, Suffolk County,
liber 3204, page 51 by which deeds George W. Roberts (son) of Springfield,
Massachusetts acquired the interests of his brother and sister in the above
J property.
111 The third clause of the will of George W. Roberts of Springfield,Hampden
County, Massachusetts, devised a one-half interest in the above described
property to his daughter, Charlotte Hubbard in fee simple.
