EELICE RECORDED WUL 8 1960 Clerk of scf'dk C�. :r�• PAGE TWO And together with a right of way, for all purposes, over an unimproved road leading Southeasterly from the road to the East End, said road being bounded and described as follows: Beginning at a point on the Southeasterly line of the road to the East End at its intersection with the Northeasterly line of this described right of way, said point being located 73.49 feet South of a point which is 1634.21 feet West of the United States Coast and Geodetic Survey Triangulation Station "NIN" and thence running along said road line South 40" 09' 41" West 50.06 feet; thence South 470 04' 20" East 333.05 feet; thence South 480 51' 10" East 291.88 feet to an iron pipe; thence South 710 15' 11" East 83.97 feet to an iron pipe; thence South 690 32' 13" Fast 64.62 feet to an iron pipe; thence North 200 27' 47" East 50.00 feet; thence North 70° 30' 24" West 145.05 feet; thence North 48° 27' 14" West 275.93 feet to an iron pipe; thence North 47° 04' 20" East 335.47 feet to the point of beginning. together with the appurtenances, and all the estate and rights of the party of the first part in and to said premises; SUBJECT to any state of facts an accurate survey may show; and SUBJECT to covenants, restrictions, easements, rights, grants, and declarations of record, if any, and easements for use of public utilities; and SUBTEXT to all applicable laws and regulations of Federal, state and local governmental authorities; RESERVING to the grantor herein from the grant of the land and premises hereby conveyed easements and rights of way within a strip of land approximately five feet wide for the erection thereon of poles to support wires for the transmission of electricity for light, heat, telephone and other purposes, and for the construction, operation and maintenance of pipe lines or conduits under the surface of said reser- vation for any lawful purpose whatsoever, but the grantor shall have the right to release the premises above described from these particular easement and rights of way; PROVIDED, HOWEVER, that whenever the surface of the ground shall be disturbed by the grantor, its successors or assigns, for the purpose of constructing or repairing any such pole line, pipe line or conduit, it shall become the duty of the grantor, its successors or assigns, forthwith, at its or their own expense, to repair and restore the surface of the ground so disturbed to substantially the same con- dition as shall have existed before the time of such disturbance. The grantor hereby grants and conveys to the party of the second part, his heirs and assigns, an easement for ingress to and egress from the premises above described over and along such private roads as now or may hereafter exist connecting the said premises with the public highway.
