TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
�• roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to conveyor dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto

BEGINNING at a brass plug in the sidewalk at the Southwesterly corner,
of the herein described tract, said point being located 3339.15 feet
North and 2283.16 feet West of U.S. Coast & Geodetic Triangulation
Station "PROS" and from said point running South 790 47 ' 10" East
101.55 feet to an iron on the Northwesterly line of Mansion House
Drive abutting Southerly on Equestrian Avenue and land of the Fishers
Island Farms , Inc. ; thence running North 440 11' 50" East 221.83 feet
to a stone bound; thence running North 190 56 ' 30" East 209.30 feet to
a stone bound; thence running North 70 15 ' 30" East 133.35 feet, these
last three lines abutting Southeasterly and Easterly on said Mansion

thence South 90 39' West 98.17 feet; thence North 850 35 ' 30" West
20.23 feet to the point of beginning.
The above described tract is conveyed subject also to four rights of
way 10 feet in width for the purpose of maintaining and repairing
water lines, the center lines of said rights of way being described
as follows :
(1) Beginning at a point on the Southerly line of the above described
tract, said point being located 3339.15 feet North and 2283.16 feet

a point at the intersection with the Northwesterly line of the above
described premises.
(4) Beginning at a point on the first described right of way, said
point being located 3819.46 feet North and 2146.31 feet West of said
Triangulation Station "PROS"; thence running North 140 22 ' 20" East
14 feet.
The above described tract is conveyed subject also to two rights of
way 10 feet in width for power line purposes , the center lines of said
rights of way being described as follows :
(1) Beginning at a point on the Westerly line of Mansion House Drive ,
said point being located 3800.46 feet North and 1941.67 feet West of

(2) Beginning at a point on the above described power line right of wal,
said point being located 3496. 80 feet North and 2250.49 feet West of
said Triangulation Station "PROS"; thence running North 590 24' 0" West
to a point at the intersection with the Westerly line of the above
described premises.
The above described tract is conveyed subject also to a right of way
10 feet in width for telephone line purposes which crosses the herein con-
veyed tract in two places described as follows:
(1) Beginning at a point on the Southerly line of the above described
tract, said point being located 8.9 feet southeasterly from the above
mentioned brass plug in the sidewalk; thence running Northerly 32 feet,
more or less , to the Westerly line of the above described tract.
(2) Beginning at a point on the Northwesterly line of the above described
tract 101.6 feet Southwesterly from the Northwesterly corner thereof;
thence running Northeasterly 113.0 feet to a point on the Northerly line
of the above described premises and being 36.1 feet Easterly from said
Northwesterly corner.
Together with the appurtenances and all the estate and rights of the party
of the first part in and to said premises .
The above described tract is conveyed subject also to a certain right
or easement previously granted to the Hay Harbor Realty, Inc. , its heirs
or assigns , to continue the use of present existing sewer lines crossing
the above described premises .
The above described tract is conveyed also with the right in favor
of the party of the second part to use the drains, sewer connections ,
septic tanks and cesspools appurtenant to the foregoing premises situated
on other lands of the party of the first part, and to enter upon such land
in order to make necessary repairs and renovations thereto. "

"PARCEL TWO:
BEGINNING at a monument on the Southeasterly line of Mansion House
Drive , said monument being located 3423. 78 feet North of a point which
is 2013.79 feet West of another monument marking the United States
Coast and Geodetic Survey Triangulation Station "PROS" and thence
running South 60 degrees 56 minutes 40 seconds East 375.05 feet to
a monument at the Northwesterly line of Crescent Avenue; thence along
said Crescent Avenue line North 34 degrees 46 minutes 00 seconds East
306.98 feet to a monument; thence along the Southwesterly line of
Central Avenue North 71 degrees 27 minutes 10 seconds West 432 .32
feet to a drill hole in a walk; thence along said Mansion House Drive
line South 19 degrees 56 minutes 30 seconds West 189. 79 feet to a
monument; thence along said Mansion House Drive line South 44 degrees
11 minutes 50 seconds West 40.64 feet to the point of beginning, contain-
ing approximately 2.40 acres .
SUBJECT however to the following:
1. The present existing septic tanks and tile fields which
comprise the sewage system currently used- by the owners of the
so-called Hay Harbor Cottages , known as Diet Cottage, Cottage
No. 1, Bungalow No. 1 and Bungalow No. 2 , and the residence formerly
of H. Lee Ferguson, Jr, and Martha M. Ferguson, shall be permitted
to remain in their present location and the owners of the above
described buildings , their successors , distributees or assigns ,
shall be permitted to enter upon the above described premises for
the purpose of maintaining, repairing, replacing or expanding
said septic tank system and tile fields , provided that at any
time when the ground is disturbed for these purposes, it shall
be the responsibility of the party so disturbing the land to
replace the surface in the same condition that it was in prior
to being so disturbed.
2 . Easements or rights of way are hereby reserved to and granted
in favor of Fishers Island Electric Corporation, Fishers Island
Telephone Corporation, and Fishers Island Farms , Inc. , for the
installation and/or maintenance of electric light lines ,
either overhead or underground, telephone lines, either overhead
or underground, and water mains , within five feet of the high-
way_ lines of all highways abutting upon the foregoing parcels .
3. Subject further to any and all easements , or rights, of record ,
granted for the maintenance of any street, railroad, electric
power lines, telephone lines , conduits , water mains , sewage mains
or any other public service utility insofar as the same affects the
above described premises . "
