PARCEL "A" -
ALL THAT CERTAIN lot or parcel of land in the Town of
Southold, Suffolk County, State of New York, being a part of
that portion of Fishers Island belonging to the grantor (which
portion is hereinafter called the "Park") lying Easterly of
the following line, viz. : _
BEGINNING at the Southeasterly corner of land now or
formerly owned by the United States, known as the Fort H. G.
q Wright Military Reservation, Mount Prospect Tract, on the
shore of Block Island Sound or the Atlantic Ocean (as said
Tract was constituted prior to the extension thereof by the
acquisition of additional lands in condemnation proceedings
instituted in 1942) and running thence Northerly following
the East boundary of the said tract of land now or formerly of
the United States (as same was constituted prior to such
extension thereof) to the Southerly line of East End Road
(sometimes called Oriental Avenue) and which point is the
Northeasterly corner of said tract of land now or formerly
of the United States (as same was constituted prior to such
extension thereof) , thence crossing the East End Road and
following the same course as the last to the shore of West
Harbor or Fishers Island Sound;
Said lot or parcel of land being bounded and described
as follows:
BEGINNING at a point which is located 76.42 feet North
of a point which is 940. 74 feet East of a monument marking
the United States Coast and Geodetic Survey Triangulation
Station "Chocomount 2" (which said "Chocomount 2" monument
is located on the summit of the highest hill on Fishers
Island, N.Y. , about two and one-quarter miles West of the
Eastern End of Fishers Island and lies South 79 degrees 29
minutes 45 seconds East of North Dumpling Light in Fishers
Island Sound) ; and thence running South 16° 38 ' 50" West
133. 37 feet; thence South 88° 52 ' 30" West 238. 81 feet; thence
North 9° 26' 30" West 128.35 feet; thence North 88° 52 '
30" East .398. 08 feet to the point of beginning.
CONTAINING 0.79 acres, more or less.
BEING the same premises which Fishers Island Development
Corporation, a New York corporation, by Deed dated April 21,
1970 and recorded in the office for the recording of deeds
in and for Suffolk County in Liber 6774, page 315&c. , granted
and conveyed unto H. Richard Dietrich, Jr. and Cordelia B.
Dietrich, husband and wife.

ALL THAT CERTAIN plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, County of Suffolk and
State of New York, being a part of that portion of Fishers
Island belonging to Fishers Island Corporation (which portion
is hereinafter called the "Park") lying Easterly of the
following line, viz:

BEGINNING at-the Southeasterly corner of land owned by
the United States, known as-the Fort H.G. Wright Military Re-
servation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean and running thence Northerly
following the East boundary of the said land of the United
States to the Southerly line of East End Road (sometimes called

a road forty (40) feet wide, said monument being 506. 39 feet
East of a point which is 431. 44 feet South of another monument
marking the United States Coast and Geodetic Survey Triagula-
tion Station "Chocomount 2" (which said "Chocomount 2" monument
is located on the summit of the highest hill on Fishers Island,
New York about two and one-quarter (2 1/4) miles West of the
Eastern end of Fishers Island and lies South 79 degrees 29
minutes and 46 seconds East of North Dumpling Light in Fishers
Island Sound) ; and
RUNNING THENCE North 03 degrees 19 minutes 20 seconds East
\ 331. 24 feet to a stake;
THENCE North 72 degrees 04 minutes 20 seconds East 145. 24
feet to a stake;
THENCE North 88 degrees 52 minutes 30 seconds East 238. 81
feet to a stake;
THENCE South 35 degrees 03 minutes 10 seconds East 220.42
feet to a stake set on the Northerly side of said road;
THENCE Southwestwardly along the Northerly side of said road
(following the arc of a curve to the right whose radius is 411. 61
feet and the direction of whose radius at that point is North 43
degrees 49 minutes 30 seconds West) 269. 90 feet to a stake;
THENCE still along the Northerly side of said road, South 83
degrees 44 minutes 40 seconds West 87. 80 feet to a stake marking
a point of curve to the left whose radius is 356. 80 feet and the
direction of whose radius at that point is South 06 degrees 15
minutes 20 seconds East;
THENCE Southwestwardly still along the Northerly side of
said road (and following the arc of said curve) 147. 85 feet to a
stake; and
THENCE still along the Northerly side of said road, South
60 degrees 00 minutes 10' seconds West 64.41 feet to the place of
BEGINNING.
CONTAINING 3 . 02 acres, more or less.
TOGETHER WITH all easements, right of way and rights and
privileges of any and every nature whatsoever granted to Beatrice
Hawkins by deed made by Fishers Island Corporation dated June 1,
1927, and recorded in the office of the Clerk of the County
of Suffolk on June 15, 1927 in Liber 1277 of Deeds, page 398 .

H. Richard Dietrich, Jr. and Cordelia B. Dietrich, husband and
wife.

UNDER AND SUBJECT to certain rights, easements, covenants,
restrictions and conditions as appear of record in Liber 6774 ,
page 315 and other rights, easements, covenants, restrictions
