Wright Military Reservation, Mount Prospect Tract on the shore of Block Island Sound, or the Atlantic Ocean and running thence northerly following the east boundary of the said land of the United States to the southerly line of East End Road (sometimes called Oriental Avenue) ; and which point is the northeasterly corner of land of the United States, thence crossing the East End Road, and following the same course as the last to the shore of West Harbor or Fishers Island Sound, said lot or parcel of land being bounded and de- scribed as follows: BEGINNING at a stone monument set on the northerly side of a road 40 feet wide, said monument being 189 . 92 feet north of a point which is 5932. 77 feet west of another monument marking the U.S. Coast and Geodetic Survey Triangulation Station "Chocomount 2" (which said "Chocomount 2" monument is located on the summit of the highest hill on Fishers MAY 5 1990 ARTHUR J. FELICE RECORDED Clerk of Suffolk CountA' Island, New York, about 2-1/4 miles west of the eastern end of Fishers Island and lies south 79 degrees 29 minutes 46 seconds East, of North Dumpling Light in Fishers Island Sound) ; RUNNING THENCE North 8 degrees 20 minutes 20 seconds West, 173.00 feet to a stake; THENCE North 12 degrees 44 minutes 30 seconds East, 167.19 feet to the shore of Fishers Island Sound; THENCE with the meanders of said Sound, North 40 degrees 28 minutes 10 seconds East, 80. 32 feet; South 54 degrees 27 minutes 40 seconds East, 34. 41 feet; North 66 degrees 8 minutes 20 seconds East, 56. 86 feet; South 78 degrees 9 minutes 30 seconds East, 63. 35 feet; South 85 degrees 57 minutes 40 seconds East, 85. 21 feet; South 56 degrees 55 minutes 50 seconds East, 51. 31 feet; South 88 degrees 20 minutes 50 seconds East, 98. 75 feet to a stake; THENCE South 9 degrees West, 280. 84 feet to a stake set on the northerly side of said road; THENCE Westwardly along the northerly side of said road, (following the arc of a curve to the left whose radius is 567. 40 feet and the direction of whose radius at that point is South 9 degrees 51 minutes 30 seconds West) 213. 60 feet to a stake marking a point of curve to the left whose radius is 586. 56 feet and the direction of whose radius at that point is South 11 degrees 42 minutes 40 seconds East; THENCE Westwardly, along the northerly side of said road (and following the arc of said curve) 92 .13 feet to a stone monu- ment; THENCE Southwestwardly along the northerly side of said road (and following the arc of a curve to the left whose radius is 586. 56 feet and the direction of whose radius at that point is South 20 degrees 47 minutes 40 seconds East) 97.60 feet to the place of BEGINNING. TOGETHER with all the right, title and interest of the party of the first part in and to the land under the waters of Fishers Island Sound and in and to any land which may lie between the meander lines as set forth in the above descrip- tion and the actual high water mark; TOGETHER with all the right, title and interest of the party of the first part in and to any easement and ingress to and egress from the premises above described over and along such -2- MAY 5 1990 ARTHUR J. Clerk of Suffolk Counip . ;l._: 5816s.��161 private roads as now or may hereafter exist connecting the said premises with the public highway; TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises and such other easements and privileges as were granted to them by deed between Henry Walker Bagley and party of the first part dated the 21st day of September, 1978, and recorded in the office of the Clerk of Suffolk County, New York in Liber 8507, pages 386 , 387, 388 and 389 , wherein said Henry Walker Bagley granted and conveyed said premises to party of the first part; PROVIDED, HOWEVER, that this conveyance is made subject to all the reservations, restrictions, conditions, provisions, covenants and agreements on the part of the party of the first part to be observed, kept and performed, set forth in the deed dated the 5th day of October, 1931, conveying the property described herein from Fishers Island Corporation to Henry Walker Bagley and/or otherwise of record with respect to said lot or parcel of land; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
