WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyingandbeingmcffiac on Fishers Island, in the Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a point (hereinafter called the beginning point) in the southeasterly
c� line of the road leading from Fishers Island Club House to the Easterly end of Fishers
L'� Island said beginning point being also the westerly corner of land now or formerly of
Dr. Frank Evans and being 1104.03 feet south of a point which is 2131.87 feet west of
a monument marking the U.S. Coast and Geodetic Survey Triangulation Station 'Bast
End 2" which 'Bast End 2" monument is located on the summit of the highest hill east
of East Harbor, Fishers Island and from said beginning point;
RUNNING THENCE along land now or formerly of Dr. Frank Evans the following
2 courses and distances:
1. Southeasterly along the are of a curve bearing to the left having a radius of 27.96
feet a distance of 63.45 feet;
2. South 67 degrees 37 minutes 30 seconds East 250.72 feet;
THENCE South 51 degrees 09 minutes 30 seconds West 81.80 feet to a stone monument;
THENCE North 84 degrees 06 minutes West 160.30 feet to a stone monument;
THENCE South 85 degrees 20 minutes West 45.64 feet;
THENCE North 6 degrees 05 minutes West 42.52 feet;
THENCE North 27 degrees 21 minutes 30 seconds East 108.50 feet to the southeasterly
I' side of said road leading from Fishers Island Club House to the easterly end of Fishers
Island;
THENCE along the southeasterly side of said road, North 62 degrees 38 minutes 30
seconds East 100 feet to the point or place of BEGINNING.

the same first to the payment of the cost of the improvement before using any part of the total of the same for
