TOGETHER with whatever right of way that the parties of the first part may have,
if any, over the existing roadway leading Northwesterly from the Westerly side of
the above described tract to the road leading to the East End.
TOGETHER with a right of way, 10 feet in width for the use and maintenance of
a water line, the center line being described as follows:
BEGINNING at a point which is North 61 degrees 05 minutes 00 seconds East
about 20 feet from the Northeasterly end of the first described line inthe above
described tract and thence running South 80 degrees 33 minutes 00 seconds West
79. 90 feet to an iron; thence North 69 degrees 17 minutes 00 seconds West 1885. 3
feet to the existing water main located in said road leading to the East End.
SUBJECT to the provisions contained in the indenture conveying said right of way
to John W. Hanes; dated December 10, 1956, between John W. Hanes and Fishers
Island Estates, Inc.
SUBJECT to any existing rights which may appear on record for the Foracs Mid
Station located on the Southerly portion of the tract.
TOGETHER with a right of way over the 40 foot roads 1 --,.id out on Plan of Sub-
division of the Eastern End of Fishers Island leading to the nearest public road.
SUBJECT however to the following:
1. A perpetual easement or right of way 10 feet in width for the use and
maintenance of the existing water line as presently installed leading from
the Westerly side of the above described premises across said premises
to the main residence on the adjoining parcel to the North, this day to
be conveyed to Rita M. Cushman.
2. A perpetual easement or right of way for the purpose of ingress and
egress by foot or vehicle over the present existing driveway leading
Northeasterly across the above described parcel from the Southwesterly
end of the first course in the above described tract to the parcel of land
abutting the above described premises on the North which is to be conveyed
this day to Rita M. Cushman, which existing driveway merges with the
existing roadway leading to East End Road.
3. A perpetual easement or right of way for the continued use and maintenance
of any public service utility lines, incl din but not limited to telephone

and electricity,which may cross the a ove describe remises/abutting
the above described premises on the North this day to be conveyed to
Rita M. Cushman.
4. Any and all covenants, restrictions, reservations or easements of record
which may affect subject premises.
