ALL that tract or parcel of land with improvements thereon,
situate on Fishers Island in the Town of Southold, County
of Suffolk, State of New York, bounded and described as
follows:
BEGINNING at a 3/8-inch iron rod driven in the ground
ONE HUNDRED TWENTY AND NO TENTHS (120.01) FEET West of
a crow-foot mark on the field stone masonry wall on Win-
throp Drive near Reservoir Road and ONE HUNDRED THIRTY-
FOUR AND SIX-TENTHS (134.61) FEET North of a V-mark on
the front and center of the concrete foundation sill of
�C of the salt water pumping station located on Winthrop
\ Drive at the Fort H.G. Wright Reservation, New York; said
point being located at the Southwest corner of the tract
of land to be known as the Fishers Island Lifeboat Station
Quarters Site at the said reservation; from this point run-
ning South 72° 30' East a distance of TWO HUNDRED TWELVE AND
EIGHT-TENTHS (212.81) FEET to a 3/8-inch square spike driven
in the macadam pavement of Winthrop Drive-Reservoir Road;
then turning and running North 140 00' Nest on Reservoir

curb for a distance of ONE HUNDRED SEVENTY-THREE AND ONE-
TEwm (173.11) FEET, to a 3/8-inch square spike driven in
the macadam pavement of Reservoir Road; then turning and
running North 32' 30' West a distance of THRITY-FOUR AND NO
TENTHS (34.00) FEET to a square spike driven in the macadam
pavement; then turning and running North 45° 30' West on the
Westerly curb line of Reservoir Road a distance of ONE
HUNDRED SEVENTY-SIX AND NO TENTHS (176.01) FEET to a
3/8-inch rod sunk in the ground; then turning and run-
ning South 54' 00' West a distance of ONE HUNDRED ELEVEN
AND NO TENTHS (111.00) FEET to a point and continuing
along South 54' 00' West a distance of approximately
TWENTY-TWO (22. 0) FEET to the shore line of Silver Eel
Cove; thence meandering along the shore line of Silver Eel
Cove for a distance of approximately TWO HUNDRED AND NO
TENTHS (200.01) FEET to a point on the intersection of the
shore line of Silver Eel Cove and the extension of the South-
erly boundary line; thence turning and running South 72° 30'
East a distance of approximately TWENTY-FOUR AND TWO TENTHS
(24.21) FEET to the point of BEGINNING; consisting of approx-
imately ONE AND NO TENTHS (1.0) ACRES; all bearings being
referred to the magnetic meridian.
TOGETHER ALSO WITH the use in common with the United States
of America and its assigns all the right, title and interest of the
United States of America reserved in Deed dated April 16, 1959, from
the United States of America to Race Point Corporation for an easement
for ingress and egress to and from the property occupied by the U.S.
Coast Guard situated at the intersection of Winthrop Drive and Reser-
voir Road, in, on, over Reservoir Road, also known as Jones Road, Win-
throe Drive, and continuing across a reservation lane or road and along
a similiar road around the cove to the docking area.
TOGETHER ALSO WITH the riparian rights, if any, and the right,
title and interest to the land under water immediately in front of and on
the shores adjoining a portion of the premises above described.
TOGETHER ALSO WITH the use in common with the United States
of America and its assigns all the right, title and interest of the
United States of America in and to the use and maintenance of public ser-
vice utilities reserved in Deed dated April 16, 1959 from the United
States of America to Race Point Corporation recorded in Suffolk County
Clerk's Office in so far as such rights apply to the property.
