ELIOT HALE PORTER 2nd (hereinafter called the "grantees") , their heirs and

L Beginning at a stone monument set on the southerly side of a road 40 feet
O wide, said monument being 2482. 70 feet south of a point which is 2089.02
feet west of another monument marking the U.S. Coast and Geodetic Survey Tri-
angulation Station "Nin" (which said "Nin" monument is located near the west-
o ern end of a ridge overlooking the south shore of Fishers Island and on the
highest point between Chocomount and Mount Prospect and lies south 450 17'
26" east of North Dumpling Light in Fishers Island Sound) ; and running thence

Containing one and sixty-nine hundredths acres, more or less;
C TOGETHER WITH the appurtenances and particularly an easement for ingress and
egress over and along private roads as granted by the deed hereinafter
I mentioned, and SUBJECT TO reservations, covenants and maintenance charge set

Being the same premises described in prior deeds dated August 22, 1927 and
April 18, 1969, recorded in Suffolk County Land Records, Liber 1316, Page
418 and Liber 6541, Page 316, respectively.
