ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

Beginning at a monument on the southwesterly line of Central Avenue, said
monument being located 5528. 00 feet north of a point which is 247 feet west
of another monument marking the United States Coast and Geodetic Survey
Triangulation Station "PROS", and thence running along said Avenue lire,
north 73°31' west, 102. 20 feet to a monument; thence along said Avenue line,
north 61°23120" west, 105. 77 feet to a monument; thence south 13°59' west,
245. 73 feet to a monument; thence south 72° east, 120. 10 feet; thence north
34°4912011 east, 238. 04 feet to theboint of beginning. Containing 0. 84 acres,

Subject to an easement for a water line, said easement being 10 feet in
width and the center line of said easement being described as follows:
beginning at a point on the fourth described line of the above described tract,
said point being located south 72' east, about 7 feet from the monument at the
northwesterly end of said line, and thence running north 47°0814011 east,

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said-premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
1 the same first to the payment of the cost of the improvement before using any part of the total of the same for
3 any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
