monument set at the point of intersection of the northerly line
or side of West Street and the westerly line or side of Equestrian
Avenue, which monument is 2665.25 feet north of a point which is

and Geodetic Survey Triangulation Station "PROS" , and; running
thence from said point of beginning along said Equestrian Avenue
line North 7 degrees 37 minutes East 72.87 feet; running thence
North 82 degrees 52 minutes West 7, .O feet to a monument ; running
thence South 15 degrees 38 minutes West 75.63 feet; running
thence South 84 degrees 4minutes East 85.6 feet to the point

and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, whichkhe party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of *1 will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
