TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO H.OLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the firs~ part covenants that the party of the first part has not done or suffered anything whereby the said
have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

AL.L* that certain plot, piece or parcet of land, situate, lying and being in the Town of Southo~d, County of
Suffolk and State of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of a certain 20 (twenty) foot wide right-of-way; which point or
place of beginning is distant the fo]lowing two (2) courses and distances from the corner formed by the
intersection of the southerly side of Plain Road (N.Y.S. Route 25) with the easterly side of Wells Avenue:
(1) Easterly along the southerly side of Main Road, 167.51 feet to the easterly side of the aforesaid right-
of-way;
(2) South 29 degrees 23 minutes 30 seconds East along the ~asterly side of said right-of-way, 193.41 feet
to the true point or place of beginning;
RUNNING THENCE North 60 degrees 36 minutes 30 seconds East along land now or formerly of Hagerman,
145 feet;
THENCE North 28 degrees 52 minutes 30 seconds West still along last mentioned land, 45.60 feet to land now
or formerly of Dubavick;
THENCE North 59 degrees 26 minutes 00 seconds East along last mentioned land, 14.71 feet to land now or
