S. Coast and Geodetic Survey Triangulation Station "PROS" , and RUNNING THENCE North 58 degrees 12 minutes 00 seconds West 75. 37 feet to another monument ; THENCE North 01 degrees 46 minutes 00 seconds West 54.30 feet to a drill hole in a boulder; THENCE North 31 degrees 53 minutes 00 seconds East 14.91 feet to a drill hole in a boulder; THENCE North 51 degrees 35 minutes 00 seconds East 120.48 feet to the face of the stone sea wall at the shore of West Harbor; TIEENCE South 65 degrees 41 minutes East along the face of said wall 35.0 feet to the wall corner; THENCE South 32 degrees 00 minutes 36 seconds West 117.98 feet partly along the northwesterly line of Sterling Street to a drill hole in a boulder; THENCE along said street line South 05 degrees 01 minutes 40 seconds West 67.32 feet to the point or placecf BEGINNING. BEING AND INTENDED to be the same premises conveyed to the grantors by deed from Russell G. D'Oench dated December 24, 1972 and recorded January 17, 1973 in Liber 7325 cp 390. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. a r AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust find to be applied first for the purpose of paying the cost of the improvement and will apply t the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
