of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates,
Powers and Trusts Law, and in consideration of TWENTY THREE THOUSAND FIVE HUNDRED

release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot; piece or parcel of land, with the buildings and improvements thereon erected, situate,

and State of New York, more particularly bounded and described
as follows:
BEGINNING at a stone monument on the northwesterly line of
Crescent Avenue, which point is located 2, 543.98 feet North and
1, 852.41 feet west of another monument marking the U.S. Coast
& Geodetic Survey Triangulation Station "PROS" , then: running
North 51 degrees 04 minutes 40 seconds West, a distance of
68.85 meet; this line bounding land remaining to Fishers Island
Farms, Inc. ; thence North 28 degrees 45 minutes 20 seconds East
a distance of 27.13 feet; thence North 25 degrees 54 minutes
40 seconds West a distance of 28.93 feet; ,thence North 40
degrees 21 minutes 00 seconds East a distance of 50.37 feet;
thence South 47 degrees 20 minutes 20 seconds' East a distance
of 69.83 feet; thence along the northwesterly line of Crescent
Avenue, South 20 degrees 06 minutes 40 seconds West a distance
of 89.60 feet to the point of BEGINNING,
SUBJECT to any state of facts an accurate survey may show.
SUBJECT TO:
Covenants and Restrictions in Liber 3326 cp 537 and in Liber 280

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the firstpart has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; 'IPO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
